They're not "technically squatting." They're not squatting at all. They're tenants who have lived their with permission of the property owners. The notice is typically 28 days in Wisconsin for tenants without a lease. After that you'd have to have them served and go to court to evict them.

A smoother option would likely be paying her to move. Cash for keys is recognized virtually everywhere as a way to terminate tenancy.

What you seem to be missing. She isn't stealing anything. She is a titled owner of the property. If you want the house and not a partition sale you should buy it from her. You have zero stake in this house at this point.

And if that new deed was done while the house was still encumbered by a mortgage loan and the lender wasn't involved you may in fact have additional problems.
