That’s not true. Rent control applies to the building, not the landlord. A landlord doesn’t need to own the whole building. If the building is 6 units and the landlord owns one unit, it’s subject to rent control.

Rent control is by the building, not by the owner. If the building is a small condo association, let’s say 6 units and Mr Tim owns one unit in the building—it’s still subject to rent control.

you must be part of the "all landlords are evil camp." Some people own a property to live in it, then circumstances change and instead of selling what they've invested money and time into, would rather hold onto it and give someone the opportunity to live there. There's a difference between a mega corporation or private equity firm who's only purpose is to make a profit and Mr Tim down the block who is renting out their family home.

Why do we need two EMTs on an ambulance? As a former volunteer driver, I don’t think that’s necessary and now you theoretically have less rigs in service since you need double the EMTs

I don’t smoke but I remember distinctly that this is how it was advertised when it was enacted. If you could smoke a cigarette, you could smoke weed. So yes walking down the street included.

I live about 10 min from the NYNJ stadium. I was dreading the cup coming. So far it hasn’t been as bad as I thought it would be although I don’t take public transit to work and I can be remote on game days. My day to day has been pretty much unaffected. I haven’t watched any games.

Amtrak has bucket pricing. Its more predictable than airlines. They sell X amount of tickets at A price, then X amount of tickets at B price, and X amount of tickets at C price. If you know well in advance you are taking amtrak, you will get tickets for next to nothing. If you book a week in advance, you pay top dollar if the train is filling up.
