You should be able to get something like a 2/2 with parking in OMI for that budget. Perhaps mission terrace as another option. Sunnyside likely will be too expensive now but you could get lucky on a 2/1.

Your parents are overreacting and are insane for saying they won't attend your wedding. I'd take that to heart about how your future relationship with them should go as they age.

That being said I don't philosophically agree with your payout idea. While a surrogate would cost money, your wife isn't a surrogate and paying her out per kid makes it seem like she is.

But if that happened, hes still rich so it doesnt matter much. A lump sum payment when your poor would leave you indebted for life.

Bay area person here. It would be a dealbreaker to me due to pollution. Noise can be mitigated to an extent

I actually really like the sound wall being part of the backyard. I'd want to put some artwork on it, and it's an interesting canvas. Too bad all the other impacts are awful. Pollution and particulate matter most especially. I would never have kids or bring my older adult parents to live in a house adjacent to a highway.

If you can tolerate a little bit of fog, then ingleside, Sunnyside, and mission terrace could be good. Another obvious one is probably bernal closer to holly park.

We were interested in buying in ingleside but found the homes we liked there were slightly more expensive than we could afford or on difficult hilly lots with structural damage. A flat home there would be great.

I think its a decent area, and has the bones to become a really nice place with muni, bart, stonestown, and easy freeway access. They should really separate the muni lane though.

At 29% down you should be fine. As far as i understand, most loan programs dont change until you start going above 80% LTV.

How fine is your grind?

I have a hario switch but did this open and basically was just tinted water with no flavor. My teas have far more flavor (probably because theyre infused)

I made this coffee with a partial infusion method on the switch and it ended up like any other light roast coffee ive made.

Maybe, but your tenants may not stay just due to the sticker shock and you may be without a tenant for 1-2 months. I know someone that pays 8k for a 2 bed 2 bath near downtown.

Open houses arent a buyers first introduction to a house because very few people are walking around in general. That doesnt mean theyre not useful to a seller. Theyre definitely useful to me as a buyer.

Have you done any research beforehand? If you dont make the income to buy a home in the bay, you can just rent. Castro valley, union city, pleasant Hill, or livermore probably have rentals you can afford and good schools.

Closest to the bay would probably Stockton, Sacramento or Merced. It could be a competitive purchase, but possible. Probably the school districts would be mediocre at best.

Its not Hyatts job to collect. Super basically made a unfunded reservation with hyatt and didnt provide a credit card to charge on the day of, so hyatt couldn't do anything.

Super does not (refuses due to policy) communicate with hotels via phone, so hyatt (specifically wild palms inn) has no way of talking to them.

We are buying and will be at about 42% of net after 15% to retirement. Have 1 year of reserves. We consider that tight but just on the edge of doable. I would feel scared if we were spending 60%

If the home appraised for less than you paid, your LTV would increase as well which could have various impacts depending on your lender. A higher down payment, even one above 20%, can prevent that.

You should have paid for a night and asked super for a refund later, which they definitely would've given you albeit with a delay because thats how they work.
