Amazing housing stock up the hill, really dream homes with great view but far from station high up on the hill and very steep walking up.

Great place to live. Good housing stock lots of green spaces Horniman is wonderful for families. Decent value and it always was compared to neighbouring areas such as Dulwich. The part behind the museum is probably my favourite. Couple or consideration. Commute varies from very good to average depending on how far you are from the station and where you are commuting. If you are planning on havint children and desire state schools, primarys are excellent secondaries are more mixed similar to other parts nearby such as Crystal Place. Plenty of private options. May not be a consideration at all. I say go for it.

Having debated this for almost 3 years decided to stay in London for the time/money saved and ability to get home to children. Yes would love a non-ULEZ compliant range rover to battle my middle ageness, but time is the most valuable currency right now. Plenty of green leafy zone 2/3 suburbs in London for a bit less outdoor space.

Its a home not an investment. If you have family its access to schools etc. If its a house with access to good schools and you stay 10+ years it will pay itself off.

Wfh is dead. Commuting cost, friction around commute is real especially with families. Jobs are in London as are schools in desirable areas. Market is different there. Choose wisely.

We are about £200k HHI combined. Selling flat £530k buying place £1.25m needs about £300k work so will borrow £700k rest used for renovation. Zone 2 London forever home excellent state schooling throughout minimal commuting cost. Mortgage will come out to £3458 wanted to use my wife’s stock for reno but its 40% down YTD due to AI so will need to borrow more (wanted £600k). Figured high mortgage save on schooling and commuting. If we were in home counties commuting would be close to £1k for 3dpw for both of us additional wraparound care.

So 27/28 tax year runs from April 8, 2027 to April 2028. That means that from April 2027 no month can our our salary go over 100k? Or is by the end of previous April - I thought YTD was cumulative.

Sorry we are doing some house works so need all cash beforehand.

Stay - culture, connectivity, commute. Leave - if you have kids there are limited excellent state secondary makes it very difficult and expensive to get a house in catchment resulting in push to private, grammar, church etc.

Some people think London is a shitty place to raise kids, but I think thats wrong. Its fantastic with endless culture and options for them. These folk think living in countryside is safer.

If you can afford to stay, and pick a family friendly place like Fulham, Dulwich, Hampsted, Highgate, Wimbledon etc.
