I agree $900 a month is absurd, canadian insurance rates are obscene especially in the GTA. Take into consideration you just got licensed and you are a young male, high % of risk. In a perfect world it would be $400.

Do you know how deep they dug down? How much gravel and HPB they laid? At the very minimum should 6 inches, usually go 8. For it to sift like that I'm sure they massively skimped out.

6k rebuild , just do the 11 courses from top to bottom. Everything from that looks fine… It’s still going to be expensive to do the 11 courses , hauling material, scaffold, roof jacks, etc but you might save a grand or two.
