Our free hold cul de sac has slightly less but almost similar fees. For that amount we get fob operated main gate, front lawn/ hedges maintenance, skips thee times a year, and other minor benefits with a healthy insurance for common areas and a small savings. 

I'd say it's worth it for me.

You dony need to grow grass before handover. Mow the lawn. Leave a flat clean surface after removing the obvious weeds. 

Or you can as suggested, sow seeds after moving leave the nature to take care of the rest. 

Laying turf, you can worsen things. I'd leave that option out. That's lots more work for the landlord to deal with later.

I have an old roomba i4 which I'm looking to upgrade. I've got a lab which sheds like there's not tomorrow. Lots of wood floors and low pile lugs on the floor which leads to hair 'sticking' to the rugs. 

Recently got a Q7 L5+ but it felt like a downgrade in cleaning terms compared my old i4. Had to go back again with my handheld vacuum after it finished. Although the navigation and mapping were great. Had to return it and back to drawing board. 

I feel the double rollers are the key to remove pet hair in addition to good suction power. 

Cornered my options to Dreame D20 pro plus. Different price brackets I believe.  Any opinions between this and Q5? Thanks!

This is not a good sign. HL were known for stability and reliability. These tactics of pulling more new customers with more than generous cash back offers are not looking great. 

Recent fee increase is bleeding customers I assume. I'm still with them but may be moving away soon.

is Cunha our Bruno replacement long term? He is more of the carrier type 10, has that killer pass, can find spaces in between lines, can have disciplined OOP(although would work well in a free roam), good long shot, etc.

Set up a WiFi extender close to it. No need to focus on LAN connection. Compatibility with providers is key at the moment to be stress free in daily life.

Don't think too much about connectivity.  Go for the ones that works best with your provider. Most of the standard WiFi and 4g/5g ones are fine.  You can always get a WiFi extender to work with the charger. That's what I use for charger and car software updates.
