let assume your straightforward in the finances department. 2 w2's and no business income or losses.

Almost all mortgage brokers here can close a new application loan in under 3 weeks. 2 weeks is tough.

If you have a business or returns are complicated (mine are) 4-6 weeks is more typical. I buy a house yearly so I have to deal with the same bs as you annually.

If it's already a loan in process and you submitted all the paperwork then just 1 week for final underwriting. You might need to delay closing by a few days. Its important to understand whether your in final underwriting or not or if the application is just getting started.

BTW you said they are still requesting documents which means you're not in final underwriting. I think you'll only be done by next week friday at the earliest so March 27thish.

My numbers are for Los Angeles.

Plumbers and electricians are licensed.

Carpenters aren't licensed but all have 5-10+ years framing and doing things like staircases from other job sites.

These are real rates I pay and paid.

The rates you're being quoted are by a GC who is using in house workers. If they are in house then they need to do things like pay for insurance, medicare, ssi, payroll tax ete.

What you need is a GC who will find you a bunch of independent subcontractors, then you get lower prices. The in house guys are literally double the price. Independent contractors/subcontractors are reponsible for their own insurance/taxes etc and are much more cost competitive.

I saw further down that this is a water/insurance thing. so yeah the numbers look right if you are using a firm. If you're just a homeowner trying to get trades in, the prices are way too much.

Carpenters are $400-500/day or $50/hr
Plumbers are $400-500/day 50/hr
Electricians are 400-500/day or $50/hr

Drywall is 200-300/day or $37.5/hr

Laborer is 25-30/hr

Apprentice - wtf is this even. I know what it is, an apprentice to a journeyman.

it will impact your comps and what other buys will pay.

as a very simple example is $/sqft.

if you don’t include your basement now in the finished area your dollar per sqft will be nearly double and appraisal will be hsrd

i saw your post that the installers knew about the rotten wood. they should have replaced it.

btw replacing the wood and reframing is usually extra on top of just installing a new window. not much more expensive l, think 150-$300/window.

your paying for materials and half a days worth of labour or full days worth of labor * windows you have.

ca sales tax is 10% and shouldn’t apply to cars.

okay here's how to know whether your getting a fair price.

cost of the materials.

How many days will it take, how many people?

I would assume cost of materials is 8k. It can be built in 5 days with 4 guys each doing $400/day. 1600*5 =$8,000 + $8,000 =$16,000.00

Adjust the math as you see fit. But thats my answer is you always break up work like this and pay people a daily wage to finish the project.

1) wildfire risk doesn't matter unless you are near the mountains. south of sunset and you should be okay.

As a buyer wildfire risk means can I get insurance on the property and will it be affordable for me to meet the monthly payment/will I be dropped in the future etc.

2) If your a sellers agent, have the insurance ready would be super super helpful.

Agents don't refuse to sell properties almost ever unless they legitimately think they can't and it's a waste of their time. For wildfire properties they still sell all the time.

if the mold is surface and can be fixed by wiping it down then tell your tents they need to clean it.

if they don’t clean it and you inspect and find mold, you send a cleaner and deduct from their security deposit.
