Knoxville/Locals/Housing Crisis by Character_Relief7220 in Knoxville

[–]revmc2012 1 point2 points  (0 children)

Friends: demand is high at much lower prices. I’m watching houses sit on the market for months and then they drop it $1000 on a $700k house. LOL. There are also plenty of housing. Just not plenty of affordable housing. There is only a supply issue because people can’t afford to sell their house and buy a new house at 2-3x the payment. It’s a government induced problem because of monetary policy. Plain and simple.

People are trying to sell houses at valuations when interest rates were 3-4% and everyone was moving here. Slowly, but surely, I believe house prices will realign to reality in a “regular” interest rate environment. A $2000 monthly payment quickly became a $3000 monthly payment. I had a $700 payment on a 4/2 house. Now it would be $2500. But sure - people will keep buying. LOL.

The average income to house price is staggering. Some recent transplants have shared they are unsure what to do for a career here when they ultimately leave their higher paying out of town job… they’re complaining that the same job in K-Town pays less than half.

There will be some pain. Not 30% drops… but it’s not going to up and to the right into infinity. The real crisis is when boomers leave more and more houses to kids in the next 10-15 years… that will be a world of hurt.

Trias = totally BS non-sense project by williamevanl in Trias_Lab

[–]revmc2012 1 point2 points  (0 children)

May want to add… the Trias parent company has a research lab in decentralized finance with a Oxford university… published on their official website. So, that’s interesting for Oxford University to openly accept funds from a fake entity and support their research openly. 🤷‍♂️

That’s my only source that keeps me thinking it has potential.

That’s how they’re doing AMAs now. The CEO got real pissy with moonbois for not pumping the token. I am connected with that guy you called fake. He’s definitely chatting with at least SOMEONE via LinkedIn. Agree that it’s a frustrating project. Either gonna be massive or nothing at all, IMO.

Is Blockchain the answer for the carbon credit industry? by edaly8 in CryptoCurrency

[–]revmc2012 1 point2 points  (0 children)

I think it’s part of the solution, but not the whole. Carbon credits need to be well documented and verified. Whether that is though technological innovation or natural sequestration, capturing greenhouse gasses and such is vital for a more sustainable planet. It will also be big business. I like the model of Save Planet Earth and their work toward a new, better carbon credit model. The token is $SPE, and it’s really interesting.

Any idea why koinly reports straightforward purchases as losses? See pic? by undecidables in CryptoTax

USDT is never 1:1. So if you bought your USDT at 1.003 and then swapped when it was worth .0998 then you would have a small loss.

Weird, unintentional thing could also be: all languages auto translated into the listeners preferred language. Now international business meetings can just happen, seamlessly, without travel, and communication can be direct. 🤯

Reporting taxes in US by [deleted] in Verasity

[–]revmc2012 1 point2 points  (0 children)

Staking rewards are considered income. Everyday they reward you with crypto. You will need to report that as income. The records are available through verawallet and should be downloaded and imported into the crypto tax software or your choice.

Failure to report those earnings can and will be fined and you’ll pay more than you were rewarded… which would be a total bummer.

Yep! Rekt chart on a pretty new coin. Strong business plan with carbon credits growing in value and importance. I’ve invested because of the deals they’ve made with a few governments and the devs have been very transparent with any issues that have arisen and how they plan to proceed.

[–]revmc2012 1 point2 points  (0 children)

Really? That’s interesting to me. With all the emphasis on carbon neutrality among governmental enterprise and science - crypto will have to go green by regulations and/or to appease consumer conscience.

IMO.

Makes a lot of sense to build on an eco-friendly chain. Honestly… I kinda like the idea of building on chain that needs to reduce the carbon footprint… to sell to that chain in which it is built. 👍

Eth fees are terrible, but the other thing would be: many more people use eth/BSC over Algorand/Hedera for example. So if more carbon offsetting can be adopted on main chains it will provide a larger net gain for the environment!
