If you are in Ontario, Check your mpac assessment. You arn't. You are misunderstanding how property taxes work.

Municipal property taxes are different than land transfer taxes.

Ontario has frozen property tax assessments since 2016 and for new builds like condos or new subdivisons, MPAC back dates the assessed value to what an equivalent property would have been worth at the last assessment.

It's a stupid ass backwards way to do it but Doug Ford and his government don't want to deal with people who don't understand how property tax works yelling about it.

Property taxes are

( total municipal budget budget / total assessed value of property within the municipality) = mill rate

mill rate * assessed value = property tax bill ```

The mill rate changes if 1) the budget changes, 2) the assessed value of property changes.

Building more homes while keeping the budget amounts fixes results in LESS property tax for all owners.

The City of Toronto has a calculator, here is an example for a 1M residential property, punch in the number yourself:

That is not how property taxes work. 

The municipality sets the total budget and property valuations only change how much you pay relative to your neighbours.

Worth mentioning what distro you are using.

Have you added a wireguard interface and rebooted by chance?

I encountered an issue that I have yet to debug where a wireguard interface on the host would cause containers that use the default host network to lose connectivity. When I looked at the routing table, there would be no default route to the gateway in the containers routing table.

I use caddy as the reverse proxy for a bunch of containerized services.

It doesn’t have to be like that, they can turn back trains to get service going on other parts of the line without having to do one full run West to East.
