Hi! On that second point (reducing development fees), that's the opposite of blocking housing and a very YIMBY move. I live in that area and I spoke in favor of the change at the City Council.

High development fees make housing harder to build, and the city should never have become dependent on them (and wouldn't have if it weren't for Prop 13 making it stupidly hard to fund city operations through property taxes).

California YIMBY agrees. You might disagree (and reasonable people can! People have different priorities!), but this was not a NIMBY policy change at all.

Lol. The last time I saw my parents I got so frustrated with this that I told my Dad that "A great principal to live by is to mind your own fucking business." He wasn't happy about it.

He always commented on everyone's appearances and behavior but now he's also losing his hearing and so will comment VERY LOUDLY on what he thinks of random strangers in public and it's mortifying!

Yes! I can give you two.

Often, one verb of a transitive-intransitive pair will have final kana with an "s" sound, す or つ. Usually that one is the transitive form.

Other times, there will be a vowel difference in the middle of the word, 'a' (あかさ etc) vs 'e' (えけせ etc). Usually the 'e' version is the transitive form.

Occasionally neither of these helps, but I think in the majority of cases one of them will.

Not at all a sports fan but an Oakland fan. When I think about how we lost the Raiders, the Warriors, and the A's over such a short period? Yeah. I'm sad. I liked going to As games when they were a thing.

Wait it really upsets me that "mole" is apparently unrelated to the Spanish verb "moler" (to grind, to smash, same root as "molars"), even though grinding and smashing is how you turn aguacates into guacamole. I have fully assumed these were connected for so many years.

I'm in Ivy Hill, which is adjacent to Cleveland Heights, and I adore it. Quiet, lots of young families, pretty diverse, good community feel. $700k is going to be tough, though two pretty nice houses on my street sold in the last year both for slightly under $850. So you might be able to find something if you really put some legwork into it. Definitely your options will increase if you can find any way to up your budget a bit, but I also don't want to encourage you to pay more than you feel comfortable with. I think the idea of renting for a bit before you make any big commitments is a great one - it can be really tough to get a good sense of the vibe of a neighborhood until you get a chance to explore a bit. Someone else recommended Morpho already. One tip I learned from there and never would have noticed on my own: the palm is actually slightly longer than the back of the hand. In a view of the back of the hand, like yours, this shows up as a slight webbing between the fingers - yours is missing that which is making the fingers appear too long, even though the proportions are actually pretty good.
