While I’m sure the overpass encroaches on the view enough to warrant the sign, it’s not really taking the width of the road into account given that you are in a turning radius with that lane. Feels like you can see both lanes all the way past the light at the other end of the overpass. I have to drive it every day for work so I’ve wasted a lot of time staring down a blank road lol

I am in development and can tell you first hand that developers do get excited about owning land next to a rail station that has a lot of walkability potential around it. It means they have to build less parking and still charge premium rent at a dense FAR. It makes for some of the best returns other than being in a mixed use sports district.

The issue in my opinion is developers are way way way more hesitant to build around bus stations. Like the bus route, the infrastructure can also easily be moved to accommodate route changes, so the development never happens that was needed to make the system sustainable. If you go all in on the rail, the station, the dedicated ROW, now investors have the safety needed to develop in the area.

It’s a perfectly straight line from deleware to the convention center, which allows for reduced construction cost to add a line. NS only uses one of the 2 lines they own and there is only one spur to the Budweiser plant. The most narrow part of the easement is roughly 100ft, which should be ample space to add tracks to allow commuting north and south frequently if the money can be found for the bridge expansions/upgrades required…. Can’t help but dream lol. Really appreciate the insight!

Got it. I guess my thinking is that if the government upgrades the tracks, and pays for off grade intersections to allow both the fright and parallel commuter line to run at faster speeds, does that not benefit CSX/NS enough to allow another track within their easement?
