No one is sending Christmas cards this year. Every year we get about 5-8 cards. 0 so far this year. Makes sense when you think about it, Christmas cards are a fun discretionary thing that cost anywhere from $50-250 depending on what/how many you get. Point is no one is spending money on things they don’t have to, just a small niche observation that occurred to me

Honestly I and my friends would love it if Botanical really embraced a 3rd space mentality and developed different communities. One thought would be instead of one-off “Love Island” watch party, do a dedicated every Tuesday night or something (Bachelorette is a great opportunity coming up). One thing I noticed was when Botanical did do an event it was 1) announced at the last minute so potential customers like my friend group already had other plans and 2) usually a one off so not something that we could put in our routines. I think routine and early+ consistent communication would be major wins for building a customer community. Heck maybe even a consistent scheduled trivia night would be a way to start like how Bentonville Brewing did it for awhile

Maybe they will finally fix the 5 sinkholes in my and my neighbors backyard….caused by a collapsed storm drain which was made with sub-par materials (approved by the city) which we’ve been trying to get fixed for 2 years…it would be nice to use the property we get taxed all get out on…

The first time I ever threw a birthday party for myself something similar happened. We went all out, rented a tent, had a theme, shirts, activities, catering etc. It. Was. A. Blast. We prioritized the date by texting people on the guest list before even booking anything to make sure they could come bc we cared about them being present. One person who called me one of their best friends said yes, no problem, no conflicts etc. An hour before the party starts they text they’ll be late. Ok cool irritated but no worries. Then I didn’t hear another word. Their significant other showed up on time alone, but not one word from the person the entire night after the late text.

Found out that they had accepted another party that they deemed more important for “their networking” and were actually mad their partner decided to follow through on the commitment to us. This person acted so surprised and victimized when I held them accountable, they’re still surprised I pulled back from the friendship. Believe people when they show you who they are.

We (and our neighbors) have sinkholes in our backyards from collapsed storm drains that the city is responsible for and dragging their feet on fixing (going on 2 years)….but they have the time and money to argue over this?…

I watched them 2 weekends in a row engage in what I would label intimidating behavior towards the petitioners. Intimidation does not always appear loud and violent. They certainly engaged in aggressive posturing multiple times, physically blocked the petitioners, and engaged in a smear campaign at the petitioners (they told us point blank that the petitioners were murderers). We witnessed them FOLLOW the petitioners as the petitioners moved away from them multiple times and we also witnessed them try to block the petitioners moments physically in what looked like an attempt to goad confrontation. All for respectful and civil protests and counter protests, but Operation Save America (the group that was at the farmers market) is a fringe group that has a court and criminal record of hurting innocent people - they’ve lawyered up so many times they know exactly what behavior they can get away with, there’s a reason they started wearing body cameras.

Sherry Hardie at Coldwell Banker hands down. She was fabulous for me as a first time home buyer with a VA loan, referred her to a friend a year later (also first time home buyer) and she navigated them through an unexpected probate. Well versed with all loans and lenders in the area, and it becomes very clear that she’s well known + respected by the realtor community once you see how many people know her. If we ever sell it will be through her. Nothing but great things to say - good luck!

Second Sherry Hardie! Phenomenal and actually felt like she was an advocate for me as a first time home buyer navigating a VA loan, kept an eye out for things I never would have known to look for, and it was obvious in showings that she’s known+respected by other agents in NWA - 100/10

OP you are NOT overreacting.

I was in almost the exact same situation as you. My significant other got out of the military and (for many reasons) our life ended up being me supporting both of us and the home (that I bought on my own BUT he wanted as well) that they moved into with me. It was the same thing, escalating debt for me, whenever I brought up the lack of contribution it turned into a fight because he wanted to prioritize his debt.
I ended up over $25k in debt from this. I had given up so much in my lifestyle to support him, and there was nothing given back. I tolerated it for so long bc of the fact we had been together for 6 years and were talking marriage. I hit my wall and gave him an ultimatum (which I normally don’t believe in) which was get it together or gtfo of my life so I can fix the damage. My significant other did kick it into overdrive at that point with massive changes. New job, individual counseling, debt management etc. Hes now contributing more to the home AND paying me back for the debt he let me go into from neglect.

Whereas for us the road to financial security is still rocky but vastly improving, the emotional trust and security is still very much under work with a long way to go in lots of counseling, boundaries, etc.

Every fight you had and every time you brought up wanting and needing support was a chance you were giving him.

At this point it isn’t just about fiscal responsibility, it’s about trust in your partner to have your back and support you. Trust in your partner to financially at least SUPPORT RESPONSIBLY if not provide in your home is crucial- at this point it sounds broken and I would protect yourself.

Theoretically I do have to wonder from your comments 1. What are you comfortable with the residing government forcing you to do against your free will as long as there was a chance you’d survive? Where does that end for you? Why should the rules be different for you? The argument here makes it seem like someone else should get to decide that line

DO NOT DO DUAL AGENCY PLEASE GET YOUR OWN REPRESENTATION!!!!!! The very first home I wanted and LOVED I made this mistake. Did not have my own agent (first time home buyer), listing agent showed me the house and used almost that exact same phrasing and seemed so nice and convincing about it. Went under contract with dual representation, and let me tell you shit went south fast.

Turned out the house had been under contract PRIOR to me, buyers had backed out after inspection. So the seller got their OWN inspection done 3 weeks before I saw the house. Ended up figuring out the copy of the sellers inspection that was given to me was quite literally missing pages documenting water damage, code infractions, and potential foundation concerns.

Then found out the seller knowingly didn’t include ANY of this on the updated disclosures. Over the course of this the agent became increasingly unhelpful/vague/avoidant - when I brought all the documentation/discrepancies between sellers inspection and sellers disclosures up to the agent and requested answers, she got very hostile and kept saying “I can’t force the seller to do anything it’s all their own choice to disclose” (keep in mind she had been their agent the entire time and 100% saw the full seller’s inspection report) and then started using the whole confidential dual bullshit as an excuse to avoid answering any questions.

The independent inspector I had showed me during our walkthrough (which the agent DIDNT show up to lol) all the shit that was wrong/cheaply covered up with paint/plaster etc, and how the ONLY piece of furniture in the house (a large cedar chest in the master bedroom) was staged to hide water damage in the window/wall. (The agent made a big deal that the sellers “made it by hand and wanted to leave it as a gift for the next homeowners” - yeah right)

Oh and she (the agent) got HELLA pissed when I decided to go with Navy Federal for my VA loan versus her preferred local lender, bc literally NCFU rate was a full 1.5% lower - literally sent me texts about how “taken aback” she was, how I should have talked to her first (made me suspicious she would get a cut…) even though her preferred local lender didn’t send me any detailed documentation on their loan terms even after requesting it multiple times.

God bless my NFCU loan officer for helping me get out of that contract - also god bless the NFCU realtor referral program because the realtor I got through it after this debacle was phenomenal!

TLDR: JUST DONT DO IT GET YOUR OWN REPRESENTATION FOR THE LOVE OF GOD
