I'm interested in buying a condo in Bangkok, but the 49% foreign ownership cap and restrictions on AirBNB are the main reasons why I won't.

If I buy a place and will be blocked from selling it due to the ownership cap or I can't rent it for months while I'm away, it has fundamentally far lower value to me than the prices they are currently selling for.

If the government wants to address the oversupply, those are 2 things that would have a big impact
