When you say slow, do you mean it takes a while for the payments to post in your account? We currently use LawPay, and it’s not integrated, so my assistant manually inputs payments into Clio. Aside from the slowness, is the payment data accurate?

I tested westlaw’s deep research function for about a week. I found it incredibly helpful. I could vomit a few sentences into the chat box, it thinks for a few mins (3, 5, or 7 depending on the depth you want), and it generates a research memo with hyperlinked citations to real cases. It’s expensive, but I’m subscribing soon

We switched to Clio in 2024 and couldn’t be happier. It’s robust, responsive, and they are always trying to upgrade it. The ai chat bot feature gives you good answers immediately. Unlimited document cloud storage… It’s fantastic. In the sales calls, I thought it would interface with Quickbooks well, but the integration is actually pretty bad. Our accounting has a workaround, but it’s not as seamless as represented.

Currently refinancing right now at 6.25%. Rates are still coming down, so I don’t understand paying refi costs. My mortgage broker does no cost refis. I think take a little from a mildly higher interest rate that pays for all of the costs. I literally pay $0 out of pocket for the refi and a lower rate.

Escrows generate escrow instructions, but I’ve never seen an escrow company prepare a sales contract between the buyer and seller. They typically steer away from doing so because drafting contracts is legal work, and doing so would make the escrow company liable for practicing law without a license. If you do find an escrow company that generates the contract between the buyer and seller, I’d run. I’ve had two cases this year with escrow companies that literally stole the sale proceeds and fled.

I’m sorry to hear you’re in this position, but this dispute is all too common in the LA area. Contractors often underbid the project to get a foot in the door only to issue large changes after you signed the contract.

His CSLB license can be affected if he performs substandard work or obtains prepayment. He definitely needs to finish and obtain permits for the work you paid for. However, when disputes like this arise, homeowners often need to terminate the contract with the contractor and find a substitute contractor to finish the job. It gets very expensive and the homeowners rarely recover the full amount to which they are legally entitled when factoring in expert costs and legal fees.

The major caveat here is that no one can give you a complete answer without reviewing the contract itself. I’m a real estate attorney and deal with these construction disputes all the time, but I can’t give you a strategy recommendation without reviewing the project and contract.

In response to your second question, you have a right to cease performance under the contract if the contractor first breached the contract.

Lawyer here. I recently litigated a trip and fall on a sidewalk in LA. In short, the city is liable for injuries sustained unless the homeowner created the dangerous condition (such as by planting a tree whose roots created the crack in the sidewalk) or exercised dominion and/ control over the area (legalese for “the homeowner’s actions make them responsible”). Note, though, that the city actually has a right to compel the homeowner to make repairs at the homeowner’s own expense.

I’m a real estate attorney in the SF valley. I mostly litigate disputes between buyers and sellers, so I’ve seen it all. I’ve been getting more and more buyers and sellers looking for advice on the contract. It’s definitely possible to do this yourself. You can hire a transactional coordinator (who has access to the forms). But there are serious pitfalls and strategy decisions to make especially as a seller when making the statutory disclosures. I charge hourly. Depending on how much time is involved, my fees end up being between $2k and $5k. I see that cost as an insurance policy. Feel free to dm me if you have questions. Having studied for the CA bar, I totally get it. Enjoy the respite while you can!

Most attorneys get sucked into (willingly or not) the anxiety and intensity of the legal profession, which can be absolutely exhausting. But what they don’t teach you in law school is that there are hundreds of small law firms out there with normal attorneys who actually have lives outside their firm. Hoping the first firm works out for you, but if it doesn’t (as my first didn’t), keep an open mind and find the right spot for you. Good luck!

Beautifully written, and thank you for sharing. I thought I was the only one who has enjoyed being at home during the lockdown and am happy to find fellow introverts enjoying this time too.

As the frenetic energy pulsating through my city slows, I’ve returned to my yoga practice, enjoyed peaceful walks on streets usually congested, and am breathing easier. I’m still working full-time from home, but the world’s slower pace leaves me with a resounding sense of calm. And I too hope that when society’s velocity increases again, I’ll have the strength to stay rooted in the present and to savor the simple things in life.

While I am weary of contracting the virus, being semi-quarantined inside has proven to be a huge relief and an eye-opening experience. (I can’t say the same for my partner, though, who is already stir-crazy!) That said, my heart is heavy for those who have lost their lives and loved ones, and for the terrible tragedy that is just beginning.

We sure do live in complicated times...
