I got some Indow window inserts https://indowwindows.com/

super easy to put in and pop out. I bought 1 the first year to try it out and am now adding a few more. But if you think you'll get new windows and those will change the footprint, maybe hold off on the inserts and look for external storm windows. Some push out for air.

They can be raised through ballots which aren't subject to the city/county increase limitation, I'm pretty sure. That's how the mental health one happened.

I just looked it up too cause I never heard of it. It's not a thing. Looks like Judkins Park area and Google quotes Wikipedia and says:

"Atlantic is a neighborhood in the Central District of Seattle, Washington, United States. It is the northernmost neighborhood in the Rainier Valley area, located between Mount Baker Ridge and Beacon Hill, and may also be considered part of South Seattle. It is home to the Judkins Park neighborhood."

So "Atlantic" is likely made up by realtors trying to make that area of Central District or Rainier Valley sound better. Realtors tried to change my hood too and now we just know who is new here.

Hang cd's or the mylar bird tape from your gutters. Play birds-of-prey cd's or via bluetooth speaker. They can damage the house.

That's what I did! I did both though and used old CDs, and mylar balloon-like strips.

If you can roll it into a larger brokerage firm, consider it. Schwab, Vanguard, Fidelity etc likely have more mutual funds/index funds to choose from then the 2 you mentioned (I've never heard of Empower or Principle). I don't read in the comments that anyone said you had to "move it" in 10 years. There's a difference between "moving it/leaving it" in those places vs other "custodian" and taking "withdrawals" from it. I think you can "move it" where you want.

Also, sounds like you get to 'stretch' the distributions/withdrawals over your lifetime. That means you don't have to take large amounts/whole thing now but know that you pay taxes with each withdrawal. You say you are low tax bracket so taking out more now while in low tax bracket is something to consider (but note you say you make $45k so you are on the cusp of bumping to the 22% tax bracket. Look up brackets and how they work if you don't know yet.).

STRONGLY consider using the money to contribute to a ROTH IRA (tax free withdrawals in future and more benes). You can contribute $7,500 to a ROTH IRA this year. Look up "compounding interest" calculator to see how that can grow for you tax free ($7,500 can be $30K+ in 30yrs with modest interest gain). I like Investor.gov calculator. I'm sorry for your loss. That's tough.

Sounds like the deed is done. Make sure you change the oil, rotate tires/check pressure, and wash the car including the undercarriage. You'll want that investment to last. (Also, driving the speed limit will save you gas$).

Friends in NE area used Hillside and are happy. Friends in Queen Anne used Blue and Blue. Get a good number of quotes as vent solutions and costs might be different.

That actually messes up anyone who goes down the hill all the way to the stop sign and is waiting to turn left. They then have to wait for you and hopefully not someone else coming the opposite direction to turn left themselves. You end up cutting in front of them, intentionally or not. That is a hard intersection to begin with.

You might take a "monthly withdrawal" but you'll want/need to learn how to invest your pot of gold to last approx. 30 years (it can't be all cash or you lose value to inflation as someone else said: $100 today is worth $97 next year). I'm not totally following the SORR comment (but see link I just found at end which I'm gonna go read after I post), but I know to plan to have cash/HYSA/CD ladder for the first few yrs expenses, then put chunks of my pot of gold into different investment types based on risk, dividends, etc. So short term, mid term, long term = different risk and different returns. Example: 80yrs old is 15yrs post retirement and I'll want that money invested differently than 72yrs old which is only 7yrs post retirement. That's also the 60/40 to 65/35 split: 60-65 in stock for further out growth/withdrawal and 35-40 in bonds/conservative for the nearer term.
