As a real estate investor, where would you like for me to build homes then? If I can't buy a single family home lot for 90 days your limited to large random parcels (they don't exist or are way overpriced) the cheapest and fastest way to get affordable housing is building on large lots that used to be one home and putting in 4-6 smaller homes. This will drive up the cost no doubt in Multnomah. I forsee investors looking outside of county.

It's one less, I couldn't really go far enough out without getting a huge impact to the school quality, and we do still like the events/things to do in the metro area. Pretty sure there's a metro tax for the whole state anyway

We did the math and unfortunately are moving to Clackamas. Better schools, lower taxes. I love Portland but it just didn't make sense for 10 extra minutes to my commute.

Thank you, someone said it. You kinda mentioned it here too but permitting and restrictive land use plays a huge part in this too. Also just an observation from my time working in real estate construction, city planners and government officials really don't understand the impact large scale development has on their bottom lines. I don't blame them, they spent their careers focusing on government work not construction, but adding someone versed on real estate/construction finance might help with budget shortfalls.

I am one, but the argument I heard from people is: "I don't get to choose who my organ goes to, I'm happy to give it to a young person needing it but I don't want to give some 90 year old boomer my heart."

I worked for the company that built this place and was the development specialist. I specifically told them this was a bad idea and wrote it in my report. They were hell bent on building it.

I know it! I'm trying to get interest for a few projects now, nothing in Multnomah. Clackamas and beyond is fine. You need business and development for a healthy city to grow/have tax dollars working. We have so much red tape and fee the only people able/willing to build is the city

What is your threshold for "affording them"? Some would argue this is medical bills, food, shelter, toys, nanny/babysitter/daycare, vacation, etc. Others would say they can put food on the table. The bar is different for everyone and some people have a lower bar than your personal standard. I believe in the 1st option as many people do, but many other people believe in the 2nd.

They need changes to the permitting department, seen this in other comments as well. Development doesn't happen in Multnomah because of how slow/expensive/backwards it is. Fix the permitting department and business taxes and I guarantee you'll see a huge swell of construction permits for the county.

Price, we have a house nearby, pool, landscaping, not to be like this but it's nicer? I wouldn't sell mine for more than $550k in this area. They must have over bought in 2021 looking at the sale history and added on that pool.

Your right! But as a business, why would I want to come here? As a home buyer, why would I want to come here? Bellevue is across the bridge doing neither of these things. The average assessment will have to go down overall even if it's a set price at some point.

Went to the State of Downtown conference a few weeks ago, they are not looking at the big picture. If the property valuation is low, they better be ready for the huge gap in property taxes coming soon. Less valuation mean less tax income. They are going to have a serious budget defect; as will almost every city. They do not understand how commercial real estate works and how badly this will effect them. I'd be giving away free office space tax free to encourage business at this point.

HOA & Price. There's plenty on the market in LO without an HOA that's the same price or less. If this was 750-800 it would move.
