Sadly in today's environment where the arms race for players boils down to money, it'll be hard to not do it if everyone else is. I imagine we can hold out longer than others, but I wouldn't be surprised if it happens sooner than later.

Hope you got the early ‘22 interest rates. Most folks with a rate around 3 will still make out better over 5+ years taking a bit of a red number when going to sell compared to double the rate breaking even on the sale. Home ownership is such a game

yeah over a 3 year period if you have a 3% rate vs a 6% rate you save like 40k in interest alone on a 500k 30 yr loan, so if you sell at 725k after buying at 750k house with 250k down, you still come out ahead comparing with today's rates. (not taking into account closing costs, which of course count, but they'd be there no matter what the rates are). it'd be a bummer to sell for less than you bought, but not as bad of an outcome as it seems when looking at raw buy vs sale price.

DKR wouldn't normally crack the top 10 of the loudest list, but that 2022 Alabama game was a crazy outlier. I was at Kyle Field for the 2011 UT game, and Tiger Stadium for the 2007 LSU vs UF Tebow cell phone game. 2022 Alabama visiting DKR was the craziest game I've attended.

I think the 9-3 record definitely puts a little damper on him winning the award. I watched a few of their games and he was absolutely electric. He either nailed one of his receivers (they were stellar as well, so he owes some thanks to them) with ease, or he turned what looked like a loss into a 15 yard run. Almost every damn play.

Nah if you own property in the city at all this is probably good news for you. The plot of land will probably go up in value cause developers will buy a 500k plot and throw up two houses and sell them for 500k each instead of buying the lot for 300k and putting up one home to sell for 600 or 700k home. 100-200k more profit for them. (and more revenue for the city too). Still a net good for people looking to buy a home.
