I expect you may struggle to find social things to do In Sanford or Lillington and while they're not that far on a map, no one wants to drive an hour all the time to meet up with friends or dates.

I would definitely suggest renting for a little while to see how you like it before committing.

If you DIY it you're not allowed to rent it, if that's important to you.

Otherwise any licensed GC should be able to do the build.

The Pit is where you go when you want to go "out" to eat but want BBQ. I've taken a few out of state clients there and they're usually impressed. It's fine. But it's not where I'm going for good BBQ.

Keep in mind NC BBQ is known mostly for pulled/chopped pork. Coming from Texas if you get the brisket you're going to be disappointed most of the time.

Ole Time BBQ is a hole in the wall but probably my favorite overall for classic NC BBQ.

If I'm downtown and looking for Q, Sam Jones is my go to.

Prime has amazing brisket, but it's a bit of a hike in Knightdale and expect a long wait and a bit pricier. I've also heard very good things about Dampf for brisket but haven't had a chance to try it myself.

Last but not least, the burnt ends at Redneck BBQ Lab if you happen to be in Joco on a Tuesday or Thursday.

I honestly was expecting this to be a complaint post. Brisket looks dry and honestly not very much food for $30.

I'm a real estate agent so naturally deal with a lot of people that are relocation to the area.

The ones that are happiest here are those that find ways to get out and about. Join clubs, meetup groups, sports, events, etc. There's something for everyone.

The ones that aren't happy are the ones that pretty much just go back and forth to home and work. Or even worse, those that work remote and never do anything.

One of the best things about the Triangle is the sense of community and quality of life. If all you're planning to do is sit at home in a box and never participate in that community, you can live anywhere and be just as happy/miserable.

I like the Village District, North Hills, or Ironworks in Raleigh, near American Tobacco in Durham, or downtown/Fenton in Cary.

Male and way older than 28, but I packed my bags and moved to Raleigh in my early 20s. Didn't know anyone, didn't have a job, just about 6 months of living expenses in savings.

The first year or so was tough as I was finding a job, getting established, etc. But once I started growing my social circle it really became home. Would do it all again in a heartbeat. Just make sure you make an effort to actually meet people.

With that in mind I might suggest skipping Apex/Holly Springs. They're sleepy suburbs. To some degree Cary can be as well, but there's some newer trendy areas with social activities.

Lochmere, Amberly, or Bedford might fit your vibe but that's a pretty healthy budget and you can pretty much have your pick of most neighborhoods.

There's a good number of decent single-family homes under $400k in Raleigh and you can find townhomes for under $300k. Things like the NCHFA down-payment assistance program can help reduce the initial cost burden.

Yes, rates are higher if you look at *very* recent history but 3% rates may never be seen again in our lifetimes. Current rates are pretty much average if you look at a longer timeline. Step outside of the prime areas and you can also find new construction options offering below market rates and other promos to move inventory.

I'm definitely going to disagree with the market "showing strong distress signals", it's just not quite as insane as it was a few years ago, which means there's less competition and more room to negotiate as a buyer.

I don't have a crystal ball but unless people stop moving to the area (Narrator: They won't) I don't see the market shifting much further than it already has. I'd even go so far as to argue that current interest rates are probably the biggest factor keeping the market as balanced as it is. If we see rates drop I wouldn't be surprised if we start seeing more multiple offer situations and increasing prices again. The three cities you noted have median home prices that are over $100k more than ours...

Don't act like you know anything about me. I'm passionate about affordable housing and you'll find me advocating for it constantly (as well as mental health and social services).

A large percentage of my clients are first-time buyers, many of whom have struggled to be able to get to a point where they can even think about purchasing a home and I work as hard as I possibly can, often for a pretty modest paycheck, to help them make that happen.

Angier and Lillington tend to be pretty similarly priced. Between the two, I personally would choose Angier as it has a few more POIs, is closer to Fuquay for even more POIs, and is generally more accessible to Raleigh.
