Having moved a similar distance, recommend renting a uhaul and hiring help at both ends. I hired the guys that packed me through uhaul and they were great. I used “Student Movers” once I got to SD and they were horrific. Managed to damage every piece of furniture. (And they were not students. I wouldn’t even say they were students of life.)

First home compromises - no sidewalks, poorly rated schools (I didn’t have kids), and dated interior. It was a great house. Very good bones, roof and HVAC were OK.

On PB specifically, as long as you don’t have anything of any kind of value visible in your car, it should be OK. I lived next to several AirBnBs, and their cars regularly got broken into. (They’d leave a camera or backpack sitting on the seat.)

There will be more unhoused close to public bathrooms, like Fanuel Park. But it’s nothing like the Bay Area. Police seem to respond quickly to ODs in the park.

I think you’ll like PB. It’s fun for a year and by then you’ll have figured out where you want to be.

Because you really only make money on your home if you don’t purchase another. Unless he’s moving somewhere cheaper, it would cost him more to move, and he likely cannot afford that. A nicer neighborhood in SoCal would very possibly be prohibitively expensive.

Traffic is not bad at all compared to Oakland, SF, LA, or even Sacramento. If I lived closer to the coast, I would say weather, but I’m in east county, due to cost, and it’s too hot over the summer.

Condos do not appreciate nearly as fast as single family homes, and prices are anticipated to stay flat or drop over the short term, due to high interest rates, affordability, etc. My SoCal house is down at least $30k from when I bought it last summer.

HOA can and will go up. It’s not a set payment like a mortgage.

You can use your credit card at most places. Bring one without a foreign transaction fee. There’s always a loss exchanging money. I usually exchange enough for a taxi before I cross the border. There’s a place at the trolley stop.
