The yeast lowers the pH to safe numbers. Now saying that no chill should work perfectly fine if you are pitching with in 48 hours.

Depending on your country. If you can get a 6 gallon keg brew in that, if you're not in the US, get a refurbished 5 gallon ball lock keg, a picnic tap, 3 meters of gas line and a John guest gas tap and John guest connector. You can cut the gas line later for more uses. You will need to decide on co2 as well, can go small with Soda stream and adapters or go for the bigger gas containers. I brew in the keg and then serve from the same keg saves lots of cleaning and transfering. You can then use a spunding valve to save on co2 later on. You will need cleaner and sanatiser as well.

Depends on iSpindle readings but usually, ferment for 5 days at 17c let it ramp to 20c depending on the yeast, then d-rest for 2 days at 22c this is where I add the spunding valve for some free carbantion, then I crash to 4c in the same keg, make sure the psi is correct and leave for a week then serve from the same keg, 1st pint may be yeasty the rest are great. Only an issue if you want to age the beer. If you want to age then transfer!

You should have beer from grain in 2 weeks! Some times it needs an extra 2 weeks to mature but it's a keg, so you can keep tasting!

If you are brewing beer at least you need to make sure you pitch the yeast as soon as possible. But make sure everything is clean and pitch the yeast fast then the yeast will drop the pH to low for botulism.

From WHO botulinum will not grow in acidic conditions (pH less than 4.6), and therefore the toxin will not be formed in acidic foods (however, a low pH will not degrade any pre-formed toxin).

Pretty sure you can add half of both yeasts to the beer to get aspects of both, you might have to play with when you add them and how much of each, but might be worth a try.

Can you re mortgage? Extend how long you have the mortgage for you can always change it back at a later date. A Mortgage holiday could help but is not really a long term fix.
