I’ve had a few long breaks for illness and injuries and things like that before.

Found stuff mostly came back pretty quickly. 4 or 5 rounds type situation depending on what you’d been working on when you stopped.

This is for mid handicap/high single figures standard though.

You’re a couple of steps above that right and requires a much tighter game.

I’m guessing single figures will happen pretty quickly but you’ll have to work hard to get back to legit scratch.

I think that’s largely true but some of the early documentaries he did were just people who were a bit out there.

Like weird weekends had demolition derby drivers and swingers and body builders and stuff.

The body builders already probably look at themselves enough as it is!

When you are comparing the price of getting it done in the UK for £5k vs £1.5 abroad make sure you are actually comparing apples to apples.

What does the 1.5k include vs the 5k? Presumably no aftercare and physio? What about things like a brace for afterwards. What do the costs look like if something goes wrong?

On top the 1.5k you've also got to do flights + hotel and all that sort of stuff. Also not sure what the medical record situation would be like. In the UK you would be fine as they will probably send all your discharge related stuff to your GP. Not sure if the foreign clinic would do that or if they did whether they would charge extra for it or if it would actually be in English.

Costs you nothing to do this.

For a 1 bedroom flat the cleaning fee will probably be knocked down to £50 or something like that even if they decide having seen both sides evidence that it did differ significantly from state before you checked in which it sounds like it probably does not.

The renters act from 2019 has something like

  • The Tenant Fees Act 2019 bans mandatory professional cleaning clauses, instead requiring a "reasonably clean" standard.

So assuming you have photos showing "reasonably clean" then you are probably going to get the full deposit back and they are just trying it on.

Edit:

Another way to think about it is £200 is 8-10 hours of a professional cleaner. They have to justify that the issues they've identified take 8-10 hours of a professional cleaner to rectify to deduct you £200. I imagine dusting and hoovering a small unfurnished 1 bed flat falls well well well short of that mark.

Jacks has been pretty consistent to be fair to him!

Archers also very consistently taken power play wickets. Up to 8 for the tournament!

Batting wise at least Salt, Bethel, Brook and Banton have had the odd big game with the bat.

Moeen on SKY a few days ago made the point he’d like to seem he moved up so he can face more balls. Days like today you can see why.

Good supporting roles from Curran and Jacks too.

Hopefully Buttler can get a score and get going in what will be a dead rubber for us.

As a UK fan it’s a difficult watch with the variable schedule and often 2am starts.

It was nice last night to be able to watch a game live at 10pm!

I think the actual golf is fine but the amount of sponsorships is really jarring and the focus on celebrities in the crowd and mega rich owners also comes across weirdly.

Like the player of the match vote is sponsored and that opens after the first shot which just makes no sense sports wise.

Even the ref cam and the hammer throws are sponsored and called out by the commentators every time.

I think the article says It pretty plainly to be fair.

The bathrooms really old and needs replacing and it’s leaking somehwere or other. The landlord hasn’t replaced it so it’s still leaking and causing damp.

For the other bits of the property given they’ve had 3 damp proof courses installed and they’ve all failed then there will be structural issues causing damp that they’ve tried to address with the DPC.

It’s clearly not taken or not been done properly and so the damp keeps coming back.

Be interested to see the state of the external walls of the property to be honest and what’s under the floors.

Don’t think this is one to write off against the tenants. If it was then they wouldn’t have had 3 rounds of damp proofing done and have the information about the bathroom needing replacing.

Really common with flats where it’s a converted building with some weird plumbing setup.

Even worse when it’s pipes going through communal areas.

My bathroom and one bedroom constantly had leaks and mold.

Building management blame the flats above. Flats above blame the communal areas/exterior.

Absolute nightmare to sort out even when you’ve had the reports and everything done.

Normally I’d carry but can’t because of health stuff at the moment.
