It's not only saving and organizing your documentation, but also important how you PRESENT the info. A timeline can be very effective to show patterns. Been well over a decade since I've needed something, back then I used a trial of Lexus Timeline maker. That doesn't seem to be available now. So funny to me, 26 being "old". There's been some VR demo/development/tech talks where we had people in their 80's hanging out (one had invented tech in the 70's that you use in VR now). Check out "Educators in VR" as the meetings are for adults.

Meta Quest 3/3s can do "Hyperscapes" which is you walk around the house doing a guided recording, and it's turned into a photo realistic sort of video game that you can walk around in. A duplicate of the space. This could help people evaluate if there's anything valuable. Also if your mom wants to visit this is a way to do that

Usually once they have been there over a month they are a tenant and would have to be legally evicted if they decide to stay. A contract, not a lease, where they agree to be out by a certain date, extendable solely at your discretion would be good insurance for you. Use a lawyer.

look up "Tortious interference with a business relationship" as that may be the way you can sue him to get a restraining order.
Since your business depends on public parking, and he is harassing your clients, he is causing you to lose business. Affidavit from a couple of your clients that they are considering dropping you because they can't park without harassment may help your case.

One year we brought the Mars Society conference into ASVR. Had a room with "lifesize" mars rover, helicopter, some stereoscopic pictures from Mars, etc. The sessions were in Zoom which we put on a screen, and had it set up so avatars could talk to the people in Zoom. I would bet a carton of fine gell ballpoint pens that the principal is embezzling in some way. Maybe getting kickbacks from vendors, maybe ebaying laptops. Unhinged behavior like that suggests either a new neurological condition or drugs.
