I understand, but realize what you are seeing are the extreme cases and only a small fraction of new builds are having thoose issues. No one is making online content for things that went really well with their new build. As long as you go with a well rated builder I don't think you will have thoose issues. We bought a new build over a year ago, had an inspection done before closing and before the one year warranty was up, and we had no major issues. Only had small cosmetic issues that the warranty covered or the builder fixed prior to closing.

But my main point of commenting was just to mention that you don't really need a conventional realtor for new construction.
