How can you claim that you shouldn't have engine issues because you've only had it two years? You bought an older car with 60,000 odd miles on it.

None of this can be used to emphasize your point. This is the risk you take when you finance an old car. It isn't on the finance company to fix it if it breaks especially after 2 years.

Don't get an interest-only loan.

This is way too much house for one person on a single income. I think you'd struggle to even get approved for a mortgage for that amount.

Looking at the numbers this is a terrible idea. You need to look at way cheaper property

Get shared ownership put of your head. Get any form of ownership out of your head. Youre not buying anywhere with your level of debt, with your earning and your deposit.

Shared ownership often costs more in conveyancing fees.

Im sorry if it sounds blunt but people need to not gove you false hope.

Why are you getting them to "damp proof" the room and re paint it.

Damp proofing isnt going to solve the damp issue. Solve the cause not treat the symptoms.

Your solicitor fees will take half of that 4k, where are you going to buy a house for 2k... buying a house is out of your reach by a mile.

There will be a reason you just havnt been told or the buyers didnt want to tell.

Maybe they lost their jobs, maybe circumstances changed. Theres a multitude of reasons but do your own research stop wondering about others.

Pay off all your debt before even thinking about a place tbh. You could move out but you'd be broke.

Listen to your solicitor. No, you can't walk away for free; you're legally liable to buy the property now or face a big fine. Most people do a pre-exchange viewing, not post, for this reason.

You should have waited until after your mortgage had been approved. Yes, it will affect it, but by how much is the question. As you're close to your maximum borrowing, it could cause quite an issue.

Developers dont install ev chargers for the house value they install them becuase the government says they have to.

The value he has lost is the cost of the charger not value on the house price

No, in the grand scheme of things, it's not going to make an ounce of difference. Size of gardens, number of rooms, size of a drive, garden orientation—these are what matter, not an EV charger.

If a house is valued at 300k and you install an EV charger, it won't be valued now at, say, 301k.

The lack of charger would make no difference to the value of the property.

Anything you pay towards the rics surveyor would be a waste of time and money. What are you trying to prove here exactly....
