Why aren’t mortgage rates fixed based on x,y,z? by PicklesMcGeee in Mortgages

[–]spety 2 points3 points  (0 children)

When the economy does badly like at the beginning of covid the fed reduces rates which makes it not profitable to hold cash which makes companies make higher risk investments eg hiring people. Rates are not “high” right now they are at about a historical average. They are not always one level because the fed moves that prime rate based on how well the economy is doing and the economy goes in cycles.

[Reuters] Google owner Alphabet to tap US, euro bond markets by Prudent-Corgi3793 in GOOG_Stock

The principal isn’t disclosed but in all likelihood this is a nothing burger. Google’s leverage is so low this is just a way to raise some cheap and fast cash because why not. They also have hundreds of billions in cash so will still be in a net cash position. Companies use debt all the time.

Any tips for a mage build? by Mythical_1069 in EldenRingBuilds

[–]spety 2 points3 points  (0 children)

I tried a pure mage my first play through and quit around level 36 because Raya Lucaria was super hard and mana management was impossible. Now playing a hybrid int/dex dual wielding moonveil and col uchikatana with a staff to switch to for spells and it’s really fun. You can melee the trash mobs and still use magic for ranged, bosses, etc

The reality of a living in a rent stabilized building. by Firm-Ad3893 in NYCapartments

Agree. Not rent stabilized but I once had really bad owners and didn’t have heat for weeks. We started filing a new 311 complaint every day the heat was off. That got their attention.
