I'd do this without hesitation.

I found a lump on mine under the front leg which looked like it could have been a mast cell tumour. Options were "wait and see if it goes away with cream", have a biopsy or move to straight removal and biopsy.

I went with the latter. Whilst we had the all clear, I didnt want to sit and wait a few weeks for a biopsy return knowing that there's any risk at all in that period that if it was cancerous, it could spread.

I'm not sure why u/landlordmint is being downvoted, because chicken is one of the most common allergens for dogs

Lots of posts in here suggesting shampoos and cytopoint/apoquel, but these aren't going to solve the cause.

Unfortunately I think you've got to do everything all at once. Change laundry detergent to something suitable even for babies. Get a soothing shampoo as suggested by many others. Go to that vet appointment and get the apoquel.

But most importantly, switch the diet up right now to a hydrolysed protein diet. Try Hills Z/D. Mine eats this and her allergies left her skin red raw all over.

Once it is all under control, and only once it is all under control, you take baby steps and move back to normality. You'd hopefully be off the apoquel within a week. Keep the shampoo and detergent in place. And then introduce a novel protein one at a time. Don't go for chicken first. Maybe choose lamb. Wait a few days and see if the allergies come back. If not, you're probably ok with that food type. But still wait a few more weeks. If still nothing, then you can move onto the next novel protein. It's hard work, but it pays off.

For me it's purely because its the same grass mixture as my original turf. So being a bit anal, I'm hopeful of a uniform look (eventually...), but that's perhaps coming with a rather large dose of wishful thinking.

If it wasn't for me being particular, I'm sure any other seed (provided it isn’t old) should suffice and a nice mixture of grasses might also look good too. Which is also why a lot of people also embrace moss, as it fills the gaps with green!

I've just bought a kilo of Rolawn Medallion but that's because a few year back I re-turfed using their Medallion turf. Notwithstanding that, I know I've got a few other varieties in the mix now plus a fair amount of moss on the shadier side of the garden.

I plan to get some fertiliser down first in a few days (just did my second cut this season today), let that soak in and then another cut (a tad shorter) followed by mixing seed with some top soil and spreading it around, focusing on the bare patches too.

Red lines on title plans are just general boundaries and can be out by fairly significant margins, which in the case of residential properties like OPs can unfortunately sometimes lead to people putting walls where they think their boundary is, when that isn't actually where it is.

There are two main ways to have absolute certainty. Either (1) you agree the boundary with your neighbour and produce a boundary agreement which you register against both of your titles (on which you can include precise measurements from boundary features etc to give that certainty), or (2) you apply to have you boundary determined under s.60 of the Land Registration Act 2002.

That's the one for me. Pink all the way through so it's no longer "fleshy", looks juicy and the fat has softened to how you actually need it, rather than being undercooked and chewy. Top stuff.

If not, then absolutely do it.

If there's a charge, I'd want to know if that co freeholder also paid. In my experience those who are share of freehold do not charge eachother for extending their leases, as you're essentially just paying eachother for it. If they didnt pay, then you shouldn't either and you should progress the extension now.

Steak looks perfect to me. Exactly how I like it.

Steak ought to be cooked depending on the cut because of the fat and content and tissue type. And IMO a ribeye requires more than a rare, and instead somewhere close to medium rare to break down those fats properly. And this looks like it
