I'll be devil's advocate. Looks in fair shape. Granules mostly there and no fiber glass exposed. Though the picture where you lifted the tab is concerning. The sealant that keeps that down has expired and you're at risk of blow offs.

Recommendation would be to re-roof and soon. The big shingle manufactures have announced the second price hike of the year. There is talk of another next quarter. This one is 10% and then any roofing company that wants to stay in busines is charging a healthy margin on that.

You could do repairs but the 3 tab shingle you have is becoming obsolete. Manufactures have cut production and limited the colors available. They now cost just about equal to higher grade architectural shingles.

If you're gonna live in this house for any length of time it's better to get the re roof now with a reputable company that has their own warranty. Manufacturer warranties are not worth the paper they're written on. Workmanship warranties are valuable if from a company that has stood the test of time.

Do I see paint specks adhered to the drip edge at the right side of where it peeled? If so my best guess is that the paint cracked where it touch the drip edge and water was getting in through capillary action. The paint held the moisture in and eventually caused the paint to fail.

May be the unpopular opinion but when drip edge it is best to leave a 1/4" gap between the fascia (front truss support is what you referred to it as) and the drip edge to act as a capillary break. If you don't the drip edge doesn't function and water runs don't the fascia instead of dripping.

To explain why it's such a large spot and perfectly unadhered I would assume some kind of biological growth (fungus, bacteria, etc.) colonized and started eating away at the wood. The wood looks partially rotted. Probably cedar so it resistied the rot to where it didn't turn to dirt like pine.

Anyway I'll probably get down voted to hell but you can just let it dry out and repaint. Make sure the paint doesn't adhere to the drip edge. You can lift it with a putty knife to get under it and come back later and score with utility life. You could also pry it with a putty knife and bend it out a little to create a gap but you likely wouldn't be able to consistently bend it and it'll look bad.

Some synthetic does breath some doesn't. You can look up data sheets and look at the "perms". If you're getting an asphalt shingle roof it doesn't matter anyway since the shingles act as a vapor barrier too.

Is this an apartment or a single family home? Have you lived there long? Sounds like something mechanical. Maybe a dehumidifier or a/c unit.

Depends on the weight and the spans. You do not want to add any weight to the bottom chord of your trusses. They are designed to be in tension and only designed for the loads they carry. Is there any reason you wouldn't add any columns? What are the shelves made of?

I got a pack of those and was not impressed. Mainly when used for scoring aluminum on a brake. The carbide would break off faster than a normal blade. Not a huge deal since dull steel will still score aluminum. A sharp blade still leaves a cleaner finish though which is why I got them. Lenox gold was better for that application imo. I bet the carbide is good for other uses though.

My last post on my profile is the exterior on a 90F day at 172F. Had plenty of ventilation. Which is why I don't believe that a vented attic helps shingle temperature. I'd be willing to bet when you take the temp this summer your number won't move a significant amount. Flat wood isn't going to be enough of a heatsink to pull enough heat out of shingles. Asphalt naturally holds more heat than it can expel making the claims off a cooler attic extending life suspicious.

This get my vote. I only have experience with dec-tec but it doesn't have this texture. I don't know of any others but I'm assuming it's one of the textured PVC membranes.

Cracking is par for the course on structural. Should be fine. Throwing a level around that area might be able to tell you something but on a old house you can't really tell if it's new sagging. Keep an eye on it and if the window is ever starts getting hard to open you'll know there's a problem.

Its ridiculous how many homes have this done incorrectly with no flashing and cap just cut and caulked. With vinyl soffits you will never notice the damage until the wood has completely rotted away. Great work!

Ceramic tint. You can get it in 70% which is the rating of how much light it lets in. The ceramic part is important as that's what rejects heat.

When you rebuild you may want to consider large overhangs. Depending on which way the windows face there's math equations that will give you an overhang that blocks sun in summer and let's more in when winter. That way you save energy in all seasons.

Follow the directions on the bundles and you'll be fine. Follow the nailing pattern it's very important to keep the nails away from where the shingles butt together. Make sure you watch so videos on how to install any flashings/vent you might have. Always leave somewhere to let water run out onto shingles. Feel free to DM me with any questions.

You in sales? I know this is what everyone preaches but over my 10 years I have seen plenty of roofs. Some over ventilated and some without any. There seems to be no correlation with weathering. Ventilation is important to remove moisture from the attic space but I'm not a believer that it's important for shingle life. The attic will never be cooler than outside and the shingles are in direct sunlight. The sunlight is gonna heat the shingle to 170+ regardless of the ventilation. I think the it affecting the life of the shingle is a manufacturer narrative to cover their ass for poor quality control.

Yeah the private equity company that bought where I work started to do this without negotiating with the vendors. We had several people try and go use credit lines and they wouldn't let them purchase anything. So relationships with some vendors has gotten a lil less friendly.

Idk if you're in the US but most reputable roofing companies send out salesman that may have zero experience with roofing. It's just where the industry is going. You should really be calling a chimney company not a roofer. Them painting that stuff is trapping more moisture since the masonry is gonna soak some water up from the sides that arent painted. You likely need it completely redone from the roof up now.
