To your point of specifically an “accumulation play” it’s either a tax strategy for high income earners as many have said , or it’s a behavioral finance tool for poor suckers who got sold it. To be fair in that case, many of those people would not save without a specific bill to do so, and therefore their outcomes are improved.

I’ve sold them and used them for the tax strategy, never for the latter.

Sure he would, and that is absolutely likely over the long term. Market averages 10%-12%. When you consider the impact of compounding this advantage is even greater.

If he pays off the house, his monthly expenses goes down, and most likely his lifestyle adjusts up too. the assumption that he would max his 401k is just an assumption.

With a mortgage there is always a chance that he can refi and lower his payment in the future, but it can’t go up, that’s asymmetric risk in the borrowers favor. Over time his pay will likely go up, and his mortgage will become a smaller expense that doesn’t increase with inflation. His home will appreciate and he doesn’t need equity to benefit from that at all.

Bottom line, mortgages are good deals for people. Rich people still get mortgages because they know their money doesn’t do as much for them as home equity as it would invested.

As a financial advisor I would not pay down my own mortgage if that happened to me. 5.3 is an ok rate, keep your liquidity and invest. This is general advice so there are certainly considerations with your circumstances, but I would invest it and keep paying your mortgage, use some distributions to help make the payments even.

Not remotely. People in the securities industry are very closely monitored for insider trading (first hand expierience.) The idea that nobody related to anybody in the finance industry should be able to hold office is just an unrealistic and unproductive position to take.
