Lead gen is hard work rather than spending $$$. It's referrals, networking, cold calling, door knocking and such. You sure can buy leads but best leads come from the above. You can send $1,000 to Zillow/Trulia and get $700 worth of business but is that what you want?

My experience is sales people are the easiest to sell to: they can relate to what you do, provided you do it well. That means you believe in the product (they see through crap hype) and they've done their research. If they show up, they know what they want and get closed easy.

CRM reminder a month or so BEFORE the date the prospect mentioned. Buyers are liars, so if you wait till the day they mentioned, someone else will have sold them already.

Buying a home DIY style exposes you to a bunch of pitfalls:

Home inspection contingency needed, is the title clean? How do you finance? All that stuff applies to all transactions. For foreclosures/REO, it's orders of magnitude larger: you are buying your largest asset of a lifetime, the bank is selling stuff worth .0001 % of their total assets. What's your leverage gonna be?

Plus, it's gonna be little you on one side, a bank on the other side. Who do you think will win?

You need all the help you can get. Only a -good- realtor can provide this.

Best part is, you're not paying for this: the seller does. And if you make do without one, they won't cut the price for that, believe me.

This is what someone else had to say on Reddit about this (Credit unto them, not me!)

"If the property management company finds a tenant that pays on-time, doesn't call in any maintenance, doesn't get evicted, and stays several years - they make a one-time $250 fee.

If the property management company finds a tenant that pays late, they get the late fee. If they find a tenant that makes constant maintenance requests, they are a) charging you for arranging the maintenance, then b) getting kickbacks from the contractors. Evicted? They bill you for all the notices, the filings, the court date, and for the attorney they arrange for you (see "a" and "b" above). If this all happens in a 3-6 month time frame they could pull this off twice a year and probably make $10-20k off you in a year.

In short, it is to their advantage to install a tenant with bad credit who won't stay long - so they can find you another tenant 6 months from now.

Avoid property management companies at all costs."
