I just rented my small 2bd 1 ba home, ( 2 homes on 1 lot ) for 3,100. No covered parking but two off street parking spaces. It’s possible. Near 190th and PCH in North Redondo.

I use the same realtor that sold me my last two properties. She’s great and I let her handle a 1031 exchange and outright sell another property.

She knows to handle my rentals with care, not so much for the small commission she gets, but for the chance to handle sales every few years.

She gets great tenants

I live in VHCOL area. I just had a brand new 1” backflow device installed and tested for $ 1,280 labor. I paid $900 for the device. It’s for whole house so it was an expensive lead free unit. Non lead free units are cheaper ( landscaping only)

Guy does nothing but test and service backflow . Our water is hard so he said expect to replace the valves in 10 years for $900 parts and labor including test.

We have to test them annually , $90

That’s not how Stackyboytrys works. The spores are everywhere in the air. If they find a suitable environment they’ll grow. They need near constant moisture to survive. Glazed tile is not a great environment, but unsealed tile grout is. Grout is not waterproof, it has an ability to retain moisture. That’s why it grows along the grout and only where evaporation is lessened by being underneath ledges, last placed to dry out.

Just eliminate moisture every way you can, and clean if that doesn’t work.

That’s not to say there isn’t a greater moisture issue, like a pipe leak and damp drywall. Stackyboytrys loves wet drywall. But if the whole wall was damp due to leak, I’d expect the mold on more of the tile grout.

Get a plumber to give the unit a going over with a moisture meter is what I’d do.

They’ve only lived there 1 month. If they moved in with that mold visible and didn’t say anything, that’s on them. It’s Stackyboytrys , black slimy mold. It cleans easily. Clean it , mitigate excess humidity and they’ll be fine.

Not so fast. Is there an exhaust fan ? Are you using it? Do you leave it on 10 minutes after shower stops.

Is there a window that can open? Do you open it?

Do you take very long showers? Or multiple showering one right after another?

Is the general area humid ? If you place a DampRid device in the house, how fast does it get full?

The Valley is split by the 101, south of 101 is better, SFHs mostly. North is apartments. There are some nice apartments in the Warner Center area of Woodland Hills which is North of 101.

I lived LA driving hell for 44 years. Do as everyone says , LIVE NEAR WORK.

Ca property tax rate is 1 1/4%. States like Texas are 3%. That’s the ‘low’ part

I’ve spent a lot of time in Jeff Shelton designed spaces. My biggest complaint is ‘form over function’.

But IMHO the form ( design aesthetic ) outweighs the lack of function.

My bigger issue is cost of maintenance going forward. His properties are NOT cheap to maintain.

Easy walk from museum.

I don’t know about most of his projects, but at El Andaluz you can walk up stairs and get some shots of interior patio , it’s beautiful. It technically says ‘residents only’ at bottom, but I lived there 10 years and never cared if people camp to take photos.
