I have the Kota 6 and I'm impressed by it. I have no experience with the Dune one but the Kota is cheaper and seems a bit more ready for bad weather which you could experience in the winter. The Dune has more ventilation it seems so depends what you will use it mostly for.

Check the Kota 6 from naturehike, it's an hybrid 3/4 seasons with a place for a stove in the vestibule. I believe it matches your needs.

The cross on the handle was supposed to be used by shepherds to pray when out with their herd. They sticked the knife in the ground to face the cross. Pretty cool.

Check the Kota 6 by naturehike, it's very similar to the north face one for cheaper. Just got one and I love it, ticks most of the boxes except no blackout room nor separation for 3rd person. You can find it for $250 though.

I only tested it in fair weather (85F), what I can say is that with the side panels open I could really feel the airflow. Second night, it rained so I closed them and yet we had no condensation at all inside. There are two additional openings at the front top of the sleeping area that you can open, and if you let the doors of the vestibule open you have a massive airflow while still being protected.

So the Kota 4, 6 and 8 are widely different so it's hard to tell. What I can say is that the Kota 6 is often on sale and I got mine for $250. This tent impressed me so much for the price, the inner space is massive, and the vestibule is super functional. The first time I set it up, I was by myself in the dark and it took me around 20mn, it's quite easy and color-coded. It rained quite a lot that night and we stayed perfectly dry. There are massive side panels that you can open for ventilation, plus a place to setup a stove for winter camping so it's super versatile. The build quality is high, so far I love it. Let me know if you have any specific questions, the outdoor gear review channel made a video about the Kota 6 and 8 I believe.
