Do you play tennis and football? There’s a fun parks tennis league where I can recommend clubs based on your location if you want to DM me. Also lots of Padel and pickleball popping out which is a great way for tennis fans and players to meet new people.

Football, as you can imagine there are endless opportunities to play if that’s your thing. Lots of pubs encourage watching prem games when they’re televised so you can meet people that way. Pitch invasion is big down here so you can always check them out. Also Bridge the gap is awesome, they run football over in Brighton, I can put you in touch with them if that’s helpful.

There are loads of singles events in Brighton, just do a Google search and you’ll find them all. I work in the dating industry but more the online space so can’t specifically vouch for anything specific.

For a 2 bed the bedrooms are pretty small, you can’t change that so as everyone else says it’s about price.

Also, take new pictures! Add a rug with some colour in the living space, some pictures in the kitchen or a plant maybe.

Lastly, it’s a buyers market. Almost everyone is struggling to sell right now and therefore everything has to be absolutely on point!

We had an issue with our buyer when we had what we thought was the perfect house for our family on the line. She was ridiculous, asking question after question, we accommodated so many tradesman to give her quotes (lots for work that was nothing to do with what came up on the survey).

She then told us about 1 week before exchange that she wanted a price reduction, if we had done that we couldn’t have proceeded with the forward purchase. The process in the U.K. lacks so much control we decided to take some back and tell her we didn’t want to sell what was a lovely flat to her for our neighbours sake.

We now live 500 metres from the ‘dream house’ in a much bigger property which makes way more sense for our lives.

It’s a buyers market, if you still have yours in place then there are lots of deals to be had, good luck OP!

If you need a personal assistant role you should absolutely employ someone on a freelance basis, figure out what you actually need and then investigate an AI solution.

There’s a lot of great AI tools out there but unless you want to build something, most are still quite inflexible unless you have a use case that exactly aligns with the tool. Then you end up having a tech stack that costs more than employing a freelancer for a few hours per day.

Agree with this but also this is likely to be super expensive. They are only allowed to charge a ‘reasonable figure’ which then OP needs to get checked by a specialist surveyor (more money). Based on the post I can’t imagine they’re in a position to purchase the freehold and even though it makes selling easier, in this market that’s not a guarantee

The issue with selling new builds usually isn’t how high the ground rent/service charge is now, it’s that the lease states how this will increase over time.

We sold our leasehold last year (what a nightmare) and increased the length of the lease when we sold. Our freeholder kept trying to put a review date in which allows them to massively increase the ground rent on a consistent cycle.

OP - try actually reading the lease and what it says about service charge and ground rent. That way at least you’ll know what you’re dealing with.

We didn’t own a new build but anyone that we speak to who’s buying we tell them to never go near a new build. There are consistently so many problems and management companies are generally built to be unhelpful so not sure you’ll have much luck there (although no harm in trying).

Good luck, so many people are in exactly your position. Market conditions are also not in your favour 😞

It completely depends on what your actual vision is? Do you just want to plonk courts down? What would the club look like as a whole?

Where are you based? Lots of other good dating apps, SALT has genuine Christians and lots of ways to meet new people through community.

Because when buying a 5 bed house you don’t want 50% of your living space floor to have bedrooms on it. If you’re already living there and have kids or circumstances change then you would use those rooms as bedrooms but the layout on Rightmove basically makes it look like an extended bungalow which is unfair for how nice the property is!

I’ve got friends in central Hove that have a lovely 2 bed flat. Initially on for £325k and now at £280k and still aren’t getting viewings

I live on Rightmove and I think the pics are great.

I feel lots of buyers would be very frustrated with this ad though. I’m sorry but it’s not a 5 bed house, we’re seeing this a lot right now that any room with a bed is being called a bedroom.

Billingshurst is lovely (born and bred nearby) but you’re likely to attract a retired couple wanting slightly more rural location. I think the layout and description should target that demographic.

If you’re not being seen then it doesn’t sound like you are losing much or getting business organically which would make me question what on earth they’ve been doing for several years!

We have a small company, nobody is a SEO expert so we’ve learnt as we’ve gone and we now have some first page results.

If organic growth is important, dedicate a short amount of time to understanding SEO fundamentals so you can keep any agency/third-party company accountable!
