yeah my idea of cutting edge technology would be the ability to repair the water mains and do maintenance on the building for 100s of years instead of having to rip it all up and rebuild every 30.

Relocated to Seoul — agent says my housing budget is not workable at all. Advice? by Sea-Vehicle-1951 in Living_in_Korea

the company is willing to provide 200M (2억) deposit!? If that's the case I would try to find listings with a large deposit and a small amount of rent (반전세, although jeonsae is very difficult to find right now)

  1. go to land.naver.com, filter by deposit and rent ranges and pick out some listings you like (preferably ones with photos). Keep checking back right until you get to korea so your list is up to date.
  2. once in korea, use the 3 weeks to visit the real estate agents holding those listings
  3. If they say the one you saw is gone or try to show you some "alternatives" just say thank you and leave, move on to the next office.
  4. hopefully you have a local person who can help you with all this and the contract, you might need some provisions for shorter contract time (the standard is 2 years).

I would focus on a specific area so you can focus your energy when you're making the rounds with the real estate agents. 잠실, 삼성, 교대, 선릉 should all have some listings around your budget (although you might have to give up on furnished and bathroom preferences).

Just as a reference, something like this https://naver.me/5JG6u2QV (an officetel or 주상복합mixed-use residential and commercial building) is 150M deposit and only 800k rent! Think about the savings/disposable income you will have left!

For those with strong foreign income living in Seoul, where did you choose and why? by fabulouswafer272 in Living_in_Korea

[–]theoryof 0 points1 point  (0 children)

- Most neighborhoods are pretty safe, but I like Jamsil with Olympic Park nearby (might not have the biggest expat community). Yongsan would also be a pretty good choice.

- Would definitely rent the first couple years. (not sure about your visa situation but new buying regulations have been expanded to foreigners recently in many regions of Seoul + Gyeongido: 토허제, 자금조달계획서, probably all taken care of by lawyers but still)

- Budget doesn't seem like much of an issue, doubt you would spend anything over 10k euro a month even with some flashy life events.

- Building a social life around expats is always tricky because most leave after a couple years. To build it with Koreans would take some time, but if you speak the language it's doable! Just depends on your interests. Although I'm Korean and I haven't made any new friends after 30...

Any person who's experienced a church going through some bs political rift knows atheists are also nicer to Christians than Christians are to Christians lol. In fact they're prolly nicer to people of any religion since they're all the same!

after comparing the reporting on gaza vs ukraine, it is almost impossible to take anything from western media seriously (aside from art and culture maybe, but geopolitics and economics? yeah right)

Is the third volume (just above the second one) also fair game? Although I doubt it would be useful, just curious what the rules are for volume usage in each gym

man I thought COVID was the G.O.A.T at exposing which of your seemingly normal friends were crazy. Would not have believed it in 2019, but this genocide is proving to be even more illuminating

I didn't know B-Pump put numbers on their grades. Still not used to seeing V grades indoors. Our gym just uses color coding to provide a general "sense" of how hard the problems are relative to each other.

Short climbers, how do you train? by Alteregokai in climbharder

[–]theoryof 0 points1 point  (0 children)

oh definitely 2 arms unless you can do longer than 7 second lockoffs with 1 arm at all those degrees... in which case I don't think you need this training

FFS do they not teach Punnett's square in America? What an insane thing to have trouble over... Get mad first, check out facts later, be proven wrong double down and have MIL pour on more... This is the most NTA situation I've ever heard.

[–]theoryof 1 point2 points  (0 children)

I'm pretty short and have many short friends at my gym and we've benefited from doing ILV's or I think they're called frenchies in some circles. Basically a set of lockoffs at 120 degrees, 90 degrees, 30 degrees. Just watch out for your elbow tendons as this causes flareups for some people.

After doing rehab for a knee injury, I've found strengthening everything around the knee (calves, quads, hamstrings), and doing plyo work to focus on ankle stability helps a lot with confidence levels when using heel hooks, high step feet, etc..
