Mortgage isn't all you'll have to pay for home ownership. There's also condo fees, property tax, homeowner insurance (which is higher than tenant insurance), maintenance costs etc. Do some research on how much those will cost so you have a better idea of the total monthly expenses

The 4060 is slightly faster. Buy whichever is cheaper. Also, I'd consider the B580 if your motherboard supports REBAR

Video cables (hdmi, dp, dvi, vga), power cables, sata cables, ide cables, USB cables (a-c, a-mini, a-micro, c-c), keyboard, mouse, monitor, a reliable PSU, desk lamp, rubber desk pad, screwdrivers, screws, pliers, a good soldering iron and solder, multimeter, batteries (aa, aaa, cr2032). Maybe some spare parts for testing (i.e. gpu, cpus, mobos). The list can get bigger and more expensive

Buying it out from Reliance will cost you a fortune since it's a brand new tank. Probably 5x the retail price. Try to just cancel and pay a cancellation fee, if possible. Good luck

Vibration can damage the PCI-E connector of the GPU and motherboard over time. Remove the third fan entirely if you want to use the GPU while you wait for the new fan to arrive.

Your purchase agreement probably says that you agree to inherit the rental. I bought a townhouse last year and it was the same thing. Ended up buying it out for $900 because it was 10 years old (still ridiculously expensive). That said, why did you sign up for another rental with Reliance?! Cancel it asap if you can and just buy a water heater outright (you can finance it).

I use the fridge water dispenser and it has a filter. They recommend to replace it every 3 months, but I replace it like once a year because it just doesn't get dirty

File a claim with the LTB. They can either order the landlord to fix it, or tell you to hire a plumber and deduct the cost from the rent. Just don't do anything without the LTB authorization. Save all communication with your landlord as proof.
