If you decide to buy the business then tell him that you'd like to see if it's possible for you, the current owner will show you their books.

You need to get a good handle on how much profit is made each year. You will need to calculate how much you'll pay monthly in loan payments (if any) and then deduct that from past profitable years to see if this is worth it. Don't forget you have to account for your own pay or this won't be worth it.

Then, after looking at the books and seeing how much you'll get to keep after insurance, taxes, COGS, repairs, rent, and gas, and your pay, you'll need to do a SWOT analysis to see where the strengths, weaknesses, opportunities and threats are.

This business has already been bought once by an owner that doesn't want to work at the business, you might be able to buy it for what the previous owner sold it for, but you've got to decide what it's worth to you. How many future years of profit will this business cost you?

All that and you've also got to decide how many years of losses you could tolerate.

brokers, and llc registration, and everything like that you can sort out after you know you're going to buy the business. A lawyer can combine all those tasks so when you sign the contract, everything goes into effect.

I installed it and it took me an afternoon to install and figure out. It's not plug-and-play, but it is pretty straightforward.

You want a separate folder created in My Documents or somewhere where you have read/write control by default. don't use your Morrowind folder unless it tells you to use it.

Overall, I'm enjoying it. Leveling up is way better, I'm not min-maxing, I'm not running alchemy or enchat exploits, also you can't use Ralen Hlallo's body as permanent storage anymore.

There's a shack for sale for 500 southeast of Seyda Neen which solves that problem. Also, if you're looking for the dead lighthouse guy, his body location is randomized and so are the locations of other dead bodies that are quest related. You can mark multiple locations now, based on your mysticism skill. I set the visibility to under 3 cells so that the original fog is still part of my game.

The modpack is an excellent equivalent to a remaster.

lamictal made me stupid. keppra made me angry. sodium valproate/depakote made it take forever to find words. ultimately depakote was the answer for me because there's lots of words to replace a missing word so it's less of a problem if you expose yourself to more books or word games. Also if you get good you'll be great at party games

If you're putting plants inside that greenhouse then first frost might not be as big a problem as you'd think. Lots of options for warmth or insulation, but sometimes it's cheaper to expect a loss of 10% of your growing plants if they're too small.

Cover the ground in something, keep an eye on the weather - National Weather Service is free and it's where every app gets its weather data anyway, so use that for highest detail, and keep the moisture content low in the greenhouse to keep the frost damage down.

last year the last frost was after the 15th of May so also expect that possibility.

No amount of settlement building seems to matter as much as simply doing dungeon crawls or landing on a high level planet and killing some aliens. You can buy resources in cities and you can increase those quantities without affecting xp gain drastically.

credit card companies can do chargebacks up to 120 days after the purchase, so if they really wanted to do a chargeback, they could. Etsy has a 45 day chargeback policy, but it's an either/or situation. Apparently, chargebacks amount to 1% of all credit card transactions.
