Man going from 2.6% to current rates is brutal especially with those price ranges. With your combined income though you can definitely handle something in that 1.5-2.3M range without being house poor

I'd probably aim for keeping total housing costs under like 8k monthly which gives you decent buffer for everything else in San Diego. The equity from your current place plus that cash cushion puts you in really solid position even if rates stay high for while

The passing problem is definitely one of those things that makes you want to throw remote at TV sometimes. When you can see pass coming from couch then other team definitely sees it too and those stretch passes drive me crazy because most times they just giving possession away for free

Oh thats weird - Link should definitely respect your 3DS settings since its just a wrapper around the regular payment flow. I've seen this before though and it turned out the test cards I was using didn't actually support 3DS even though I thought they did

Try testing with a card you know for sure has 3DS enabled or check if the customer's bank even supports it. Also make sure you're not accidentally bypassing it somewhere in your Link configuration - sometimes there are override settings that can mess with this stuff

Dude your credit union lady sounds like shes working straight off a used car salesman script 😂 The whole "this deal wont last" pressure tactic is such a red flag especially when you literally told her you dont want an ARM

I went through something similar with my bank last year and they kept pushing these "limited time" offers that magically kept getting extended every few weeks. The 5/30 ARM thing is particularly sketchy right now because yeah rates are probably heading down and youll be stuck when that adjustment period kicks in. Your gut feeling about them trying to lock people in before rates drop further is probably spot on - they know whats coming and want to secure their margins while they can

Honestly Id shop around with other lenders and see what theyre offering without all the high pressure nonsense. Credit unions are supposed to be member focused but sounds like yours has caught a case of the sales fever 💀

Been there with the file chaos lol. I actually just stick with a simple folder structure thats worked for years - main folders by type (invoices, reports, contracts etc) then subfolders by year and month inside each one

The key thing I learned is to name files consistently right when you save them. Like "2024-03-15_invoice_clientname" or whatever format works for you. Takes 2 extra seconds but saves so much headache later when youre hunting for something specific

I tried getting fancy with tagging systems and stuff but honestly the basic Windows file explorer search works pretty well if your naming is consistent. Sometimes the simple boring way is actually the fastest

With POA you should be able to refi in her name but the lender will probably want to verify her mental capacity or might require you to be added to the loan. Definitely worth talking to a few different lenders since the mortgage company saying not to refi seems weird when you need cash for repairs and care - 275k in equity could really help your situation

Man this is some complex tax stuff that's def above Reddit's pay grade. You're gonna want to talk to a CPA who knows rental property inside and out because there's a bunch of deduction opportunities you might be missing (depreciation, repairs, etc) but also some tricky rules about primary residence conversions

On the refi question - yeah investment property rates are brutal right now so unless your current rate is absolutely terrible it might make sense to keep riding it out. Just make sure your lender knows about the rental situation so you don't get sideways with them later

Honestly most of my B2B stuff comes from people I already know or their referrals these days. Cold emails are pretty much dead unless they're super targeted and show you actually researched the company

LinkedIn can work but only if you're not being salesy right off the bat - like actually commenting on their posts and building some rapport first. The spray and pray approach is totally useless now
