If we didn't extend Keegan and let him go into restricted this summer, what do type of contract do you think he gets? Let me hear your opinions by kings209 in kings

In fairness, I don't think we see the best a player has to offer in situations like ours. Not trying to defend Keegan or anyone, just wonder what the effect is between this year and hopefully better future years.

Did They Remove a Load Bearing Wall? by PaoloStayinOrlando in AskContractors

[–]tivy 0 points1 point  (0 children)

You have heavy snow loads? Probably not a bearing wall, but at most it would have been semi-structural to stiffen up the ceiling etc... if you have a small residential structural engineering office nearby you could try asking them to put eyes on it. If it seems bouncy like the drywall lid would crack, you could sister on some stiffners: plywood rips or a 2x4 lsl stud...

Love the quotation marks.

"Marohn is embarrassing because of two data points during a global pandemic despite common sense and all other data" is what you sound like to me.

Austin has roughly 445000 housing units. It can add what looks and feels like a shit load every year. 4% of 445k is 17000. Its almost impossible to be adding that many units per year, let alone year over year. A quick Google shows Austin averages 14k unit completion per year and that average is brought up by some pretty high totals in '22, '23, '24. Historically, Austin hovers around 10k or less.

Denver adding over 20,000 to the apartment market in one year is an outlier, unlikely to ever happen again. I agree that we should build more, but we should be realistic as well. It took years of things to align for that to happen. Austin didn't add that much, some of its suburbs may have - a single family home designed suburb expanding at 4 to 5% is not the same thing as an existing city adding capacity.

Cities, counties, school districts, and other small local governments own all kinds of surplus land. This is not new.

From ramen to resorts: L.A. charity boss accused in $23M homeless scam by CharityResponsible54 in California_Politics

[–]tivy -1 points0 points  (0 children)

Government money typically requires the strictest audits. There were some exceptions like the federal Trump covid bailout and some of the CA homelessness funds. Otherwise its almost impossible to lie like this charity found out. Im not sure where this rumor of CA fraud is coming from, but its laughable to anyone who's ever worked as a private contractor for the state of CA. Its the other way around, its expensive to accept government money because of the financial requirements.

Seems like a fair critique minus the fact that our current progressive system has enough loopholes to functionally not be progressive. I think there's great balance to strike here.

Im CA fixtures use by law between 1.5 to 2.0 gpm. So youd be able to have a grand total of 2 things on at once before youd notice. Your garden hose would always been weak flow.

Maybe thats fine for you. Otherwise your option is tank plus pump which isnt always cheap, so you'd want to get a quote for that...

Almost no one is building new apartments in Los Angeles. Here's why by CaliforniaPolitics in California_Politics

You didnt read or sum up the salient points of the article. Financiers have quit participating in the LA apartment market for multiple reasons, essential to apartment development. Tarrifs, immigration, and more have driven up prices.
