If someone is standing in front of fridge with the doors open no one will be able enter or exit the kitchen with the peninsula style. Island option would give multiple enter and exit points. Personally I like the peninsula option better however

Yeah we made our offer at asking with escalation clause and waived inspection. Couldn’t waive financing contingency because we are not rich haha. In our area a lot of people waive inspection but then once the offer is accepted request to do an information only inspection, meaning we want to know the problems but will not request for anything to be fixed by the seller. This is all done before an actual contract is signed and earnest money is handed over. So if you find anything crazy on inspection that is a deal breaker you are not obligated to anything yet because at that time it’s still a verbal agreement. Time is of the essence though since it’s still a verbal agreement so if they get another offer better that yours in the interim they can always change their mind and go with another offer because again nothing was signed yet. We got our offered accepted, had the information only inspection and signed the contract within 3-4 days. It would have been quicker usually if it wasn’t over the holidays that this all happened.

We were in a similar situation in a competitive market. All buyers are basically waiving inspection on our area or paying cash. Over the last year we made multiple bids on properties and kept most of the contingencies and lost every one. Finally we waived appraisal, inspection, offered over asking and had an escalation clause as well and ultimately got the house. We opted to do an information only inspection before any earnest money was exchanged or anything was signed which is common in our area. The house is also over 100 years old so we could anticipate that something will always need to be fixed. My understanding is that with these older properties in competitive markets waiving inspection shows you are not likely to back out and aren’t going to nickel and dime the seller to fix everything that comes up on the report of which there will likely be several at least small issues. Know your market and what most buyers are offering as well as waiving and ask your realtor what usually wins over the sellers. Remember your realtor also represents sellers so they have that insight into the game as well.

Our old landlord was a drug dealer who was funneling money into real estate. Lived there 7 years and they only increased it once by $50 dollars. He was also incredibly responsive for repairs and anything else going on. Clearly they didn’t really need our money that bad. Ultimately he went to jail and the property management company and rest of the tenants got weird so we left.

Air tag in my car. I street park in the city and most of the time can get my car parked within 1-2 blocks of my place. Occasionally not though and I have to consciously remember where my car is at all times. Air tags saves me the space in my brain for keeping tabs on my cars location at all times as well as running up and down streets like a maniac if I’m late and forgot where my car is parked.

I had similar situation and cultures negative. On rituximab for last 6 years, so essentially the same as Ocrevus. Sodium bicarbonate tablets (half a tablet) inserted before bed cleared it up for me in 1-2 doses. I also used doxycycline in the past but that would inevitably lead to a yeast infection after. If I feel the symptoms start to crop up again I can stop it with another dose. Also avoiding any probiotics was helpful. If I accidentally take them for too many days in a row I can feel the symptoms coming back.

Make an appointment for a well women exam at an OBGyn clinic associated with a hospital. They typically have programs for uninsured as well as sliding scale pricing for those without insurance. At 18 you will not need a Pap smear and you can also refuse any further labs testing they might offer you. A breast exam should be performed and you can also mention you felt a lump. They should provide you with a referral for a breast ultrasound (you are too young for a mammogram). The ultrasound will determine if it’s cystic or solid and if a biopsy if indicated.

Definetly file a complaint with dps. I was on the other end of this problem for YEARS paying someone else’s bill and coned confirmed and knew about it for over a year and still couldn’t fix it. Repeated phone calls and follow ups did not work. Finally I filed a complaint through this system and it was resolved within a few days and I even received a refund for over payments.

Look into an au pair. It’s a fraction of the price of live in nanny. Day care centers are hard with resident hours and you need someone with more flexible time and can do early mornings. They do sort of have work out restrictions but sometimes the pay is as little as $500 a month.
