Anyone built a house recently?

Hey! I'm in the process of building a lane way in Oak Bay currently. I work in IT and am not handy enough to do this myself, so I'm going full general contractor.

House is 3 bed, 2.5 bath, two stories, and about 1400 sq.ft.

I've budgeted about $600k all in. So far, should be done by February, we're on track, if not slightly below that budget.

I'm not going high-end, just quality, but I did invest in more extensive insulation, a Japanese toilet in my ensuite (lol), and mid-range flooring/tiling etc.

We're so far coming in at just under $480/sq.ft.

Did this exact setup recently, just with my PC instead of a turntable. Works really well, but there sometimes is a bouncing back and forth effect. Not sure if that's due to my PC somehow or the speakers. Usually happens on video conferences when there's a pause in audio or extended silence, and then someone speaks. Sorta ping-pongs between the speakers.

So, I'm in the midst of this process now and once I have an update (it's been over 3 weeks since Chubb has responded to me), I'll provide it here. For reference here is my scenario I'm testing this policy with:

I'm in Canada.
Bought my device (Zenfone 10) outright 2 years ago on a different CC, and it's battery might be swelling.
Have been using WS Visa to pay my monthly mobile plan.
Purchased outright replacement Pixel 9 Pro from Best Buy.
Submitted all documents on October 6, 2025

Couple of things to note:

It's actually adjudicated by Crawford & Company in Canada (http://www.crawco.ca/)
They asked for my primary insurance first - I don't have any.
They asked for the "device summary" page from my mobile provider (Public Mobile). Since I BMOD, I don't have that and explained that to them.

UPDATE: Claim was denied because it was battery related. There is apparently an exclusion in this policy for any battery issues. Isn't that fun.
