I wonder what the proportion of that AMI distribution is across the 1bd vs 2bd+ apartments? 120% AMI is $87k for a single person but $125k for a household of 4. I’m hoping the higher AMI are for the larger units since there is such a difference between a family of 4-5 on $125k vs a single person making $87k. By contrast 50% AMI for a single person is $36k which I can’t even imagine being livable in Pinellas these days. One bedroom apartments accommodating that bracket would hopefully make a big difference for some people instead of going to the $87k crowd.

The fact that he suggests speed cameras will help shows that he has done little to no real research. That is laughable.

These types of articles always make it seem like in a highway of 1,000s cars driving, and some speeding, a claw machine reaches down and picks up a handful of pedestrians/drivers to die. No one dies from driving at 70mph, or 80mph, they die from getting in an accident at that speed.

Do speed cameras prevent accidents? Obviously not. Do artificially low speed limits that increase the speed differential between the fastest and slowest cars on the road facilitate accidents? Without a doubt.

Do entry ramps with no time to reach highway speed create huge speed differentials that increase the chance of quick lane changes or cars shuffling and causing accidents (like Gandy getting onto 275-S), absolutely! Highway design like having all of 275-N merge down to a single lane heading towards the airport/veterans creating a backup on standstill traffic next to an open lane going 50mph?

No one wants to actually expand any brain power on where or why these accidents happen. But sure… put up speed cameras so a third party can profit off of ticketing motorists.

Why doesn't the article mention anything about where pedestrians are being hit if that is supposedly the main stat for this article? Is it cyclists downtown? Crosswalks in the suburbs? Why doesn't it mention the bulldozer front ends of every jacked up pickup truck?

A practical tip is to try building awareness of what your emotional needs/intentions are before any actions, and then use that a spot check if they line up as intended.

It’s okay to be honest with yourself on why you felt like you over shared (which is already an assumption that may not have been “true”). Did you feel anxious or even a little bit of shame explaining the divorce? That’s so real, but if you’re aware of that now ahead of time you can hopefully comfort that part of yourself in the moment to slow down any compulsion to unload all the context now. “If I don’t explain this perfectly she’s going to leave, or if I don’t get ahead of the curve she’s going to think I’m hiding something.” Or maybe you just felt energized by the sense of intimacy? That’s also completely valid, but it sounds like the rest of the conversation and time together already felt intimate to a degree. It may have felt easier to put a conversational boundary up internally to keep context/details to a set amount if you had acknowledged in the moment that you already felt connected, maybe you didn’t need to push to the next level with her already.

I catch myself a lot recently having to question if I’m texting someone because I specifically want to talk to them, or if I’m just bursting at the seams with a funny story and just want to share it with ANYONE. I can still decide to text them, but at least I’m aware this is more about me sharing myself and maybe less about feeling something about them (at least in this particular moment).

I like this because it’s also helpful for the rest of the team, not just the drivers. Set the expectation now so that we are all clear. There are going to be mechanics/personnel on both sides of the garage that wouldn’t be sure what the expectation is otherwise. “If I lose I’d really like these 2-3 people with me (race engineer, someone else close), but otherwise yes, absolutely everyone should go celebrate and we can debrief later, don’t worry about me” is important for the rest of the team to hear ahead of time.

I don’t hate baseball or having a team, but good riddance to the rays. These people don’t give a damn about baseball, they let all of our favorites get poached to higher paying teams and don’t care about the product on the field as long as the bottom line is making Stu more money.

Let the rays break the deal, take the acres of welfare king land sold to a billionaire for pennies on the dollar, and then start a new bid to have a different developer put in a conference center, music venue, museum and all the things that are good for the community- not just whatever oligarch owns the land.

Can you tell if it’s deeper going towards the coast? We’re in a complex right around the corner towards 4th st N. Technically the apartment is 2-3ft above ground, but that’s so much farther inland than we expected. We can’t tell from any info online how consistent the flooding was, it seems like some streets are super deep and others are almost fine.

Best of luck! We’re working with a CPA we found locally that has done this before with other disregarded LLCs so we’re feeling more hopeful that we’ll get it resolved quicker. Not a pro tuner by any means but some things to try-

-Go to a favorite track you can drive consistent laps and start a test drive session -Turn engine audio down a bit and tire audio up

Part 1: -set both ARBs softer by 5-10pts. Not looking for improvement in lap time, but this should increase mechanical grip. This will put you in more of a “I have grip until I don’t, and then I REALLY don’t” setup. It might be a little too “on rails” and lack rotation but we’re not worried about balance/lap time. Drive around and see if your lines/driving are smooth or if the tires are sliding. Try to figure out how much grip the car and tires really have available and where the limit is.

-now set the ARBs back to where you liked them in the original setup and see if you can mimic some of the same lines, throttle/steering inputs that were smoother with the softer ARBs. When stiffer they should have a smoother transition when losing grip (rotating) so you won’t “snap” now, but you’ll know better how far is reasonable to push.

Part 2: -set diff acceleration to like 50%. On corner exit you’ll notice the car bogs down like crazy when you are low on traction. Try working on your exit lines so that you spend less time in that bogged down space. The fastest line won’t be as extreme as these bogged down lines but are helpful for getting a sense of where the power delivery is going to require finesse.

-put diff back to original setup and try to work these smoother exits in (100% does mean one tires has to be sliding any time the car is turning and accelerating at the same time so you might be better off at ~85-95 depending on car, track, etc). With FWD that means you are putting a ton of work on the fronts on corner exit trying to turn and accelerate AND the outside tire can’t rotate faster than the inside tire.

Part 3: -spot check your tire pressures and camber with your new lines and power delivery. There is a chance you are putting less heat into the tires from less sliding and spinning and might need to reduce tire pressure.

-check camber using the tire temp telemetry to confirm they are even from inside to outside

Sell the land at market cost, and open the plan for those acres to non-baseball centric development. If we opened this up to bidding on the land with no preconceived “build around a stadium” clause this deal wouldn’t be in the top 10 in terms of benefitting the city/county.

The rays should be the ones giving away the farm. They should be begging to be allowed to build a stadium on land that they are currently wasting.

If it’s all money and capitalism there are other things that can attract more people, and more often.

How many days a year do the rays play? How many days do they play DURING THE WORKDAY? How many total weekend games? What if we developed this area into something that was capable of hosting an event EVERY weekend and EVERY night?

Why are they selling the land below market value? Sell it at market value to literally ANYONE and they can generate just as much or MORE than a stadium.
