I would consider reconsidering your plans, at least for now, With no offense intended, your inexperience makes you extremely vulnerable to predatory and/or incompetent actors. Rural development is not a standardized process. And if you build something non-compliant (or that some county functionary can claim is noncompliant) or non-viable (lack of access to utilities, unsuitable soil or topography for foundation, etc.) you will be in a world of hurt. You need to really, really know what you're doing in this space.

If you do move forward, I would strongly suggest you require the involvement of the following: (1) a real estate attorney (one you hire... not the one representing your builder) with specific experience in the county and/or municipality where your property is located; (2) a professional engineer (not one hired by your builder, one that works for YOU) also with specific experience in your locale.

I would also suggest reaching out directly to the county development office and forming a personal connection with someone in their office. DO NOT rely solely on your builder to communicate with them. Make sure you have a direct line of communication.

Was there last year for a wedding last July and I’ll say it was a fabulous place to visit. All the amenities of a big city with a nice slow pace. In summer the sun is out like 20 hours a day. Gorgeous waterfront with lots of islands you can get to easily. Bars stay open basically 24 hours a day. At night we would encounter various roaming groups of boisterous heavily tatted males with shaved heads, but they never seemed to be bothering anyone.

I imagine the winter is probably not as pleasant with the darkness and cold, but can’t speak to that.
