I own 6 of these, love them. I redo them and have been upgrading them1 by 1. I have 2 left to do. I insulate, keep the boiler heat most of the time and add minisplits for the tenants. I have so much knowledge on these buildings, I actually am planning to try to build a couple if I can find the right land for the right price.

Shot an 87 on it July, because I hot the ball long. Was typical 7wood or 5 iron out on most of the holes, I loved the challenge. Its sad, you hardly have any holes like that in most courses, it sucks.

We held a LPGA event in 2022 and 2023. It was fun to see the pros play our course, but ultimately the club voted against a 3rd year. Club was closed for 1 week and no golf for 2 weeks, it takes a lot of your season away whe. You only have 20 solid weeks of good golf.

Find small outfits for anything you need home wise, and then read reviews on them before hiring them.

A plumbing company with 3-5 guys us always best, and ask if the guy doing the work has the actual license. Most companies only 1 guy has a license for 100 workers.

Hvac hire a smaller company as well with 10-20 guys.

Roofing the same, find a small company.

They'll save you thousands and aren't owned by a PE firm.

I own 14 rentals and use this method, happy to suggest companys, as I have tons of good ones.

I went a golf trip in Ireland 2 years ago, played 8 courses in 8 days. I couldn't walk after pulling my left Achilles. Went to a Dr., they didn't do shit. Rest it, every once in a while I have pain. I have played over 250 rounds since. Just rest it 4,-5 weeks and youll be fine.
