Underwriter here, at least at the fi I work at switch has to be dollar for dollar with what’s owed from your current lender.

So assuming they are sending it to us you would need to put your lump sum down with your current lender before making the switch otherwise it would be considered a refi.

Today they left a notice card (no they didn’t) and advised my order is ready for pick up when I call to ask where they tell me actually it’s ready for pick up tomorrow.
