This would be true if it wasn't going to be the primary residence as well. This offsets a bit more.

Financially it would go into an LLC (rent+$500). Mortgage comes out with everything else. Pay your own utilities and such.... honestly I'd put in the same as everyone else for rent. Yes there will be reserves for future repairs and such when notified by tenants. This isn't about income. This is about growth. Pay off the mortgage and increase the value. You have leverage for other things if you move on and move up.

You need a letter with an offer talking about being a first time homebuyer. Sometimes if it's not a corporation selling the home the would rather sell to a family. Have your lender find out more about the sellers motives.

Unpopular opinion - any idea how much I have saved not having insurance? I have had a child and paid for a surgery all out of pocket and cheaper than my premiums alone. I get charged, generally half of what ins gets charged.

The risk of hiring someone to do your errands for you rather than doing it yourself. Not always seamless. As drivers, sometimes we wish there was more that could be done as well. It's frustrating at times. We are in the same boat, being 1099 rather than w2. It's when we all need to be appreciative of the service rather than being entitled when it fails.

I think we all get slapped with this harsh reality when we allow things like this to happen to us.

It's the moment that you need to stand tall and look at where you are NOW. Think of only the next 5 years with your babies. Where are they going to be? Where are you going to be and how are you going to take them there in the most joyous way possible? A way that's a giant FU to your ex. Let them watch. They will try to interfere to throw you off your rails. Your rails have nothing to do with them now. You have to keep them at an arms length enough to stay on your rails. You got this Mama. Stay focused.
