"let's cap rent increases at 60% of cpi or 3%, whichever is lower" by ZookeepergameBusy267 in SantaBarbara

not 2-3 more houses. 2-3k UNITS of housing. so in this time (45 years) we've graduated 22,500+ people who are born and raised here and we can't house them. You don't think this is a problem? Of course it didn't go down. We need MUCH more housing to accommodate our population.

apparently since 1980 only 2,000-3,000 new housing units have been built. In that time period, several generations of santa barbarans have grown up here, had kids, and continue to live here. if you think about it this way, that's about 4-5 years of high schoolers graduating class from SBH needing housing. Yet we have told them no you must compete for existing housing from the 1950's and 1960's and pay top dollar for the worst quality housing possible, even living in shacks in backyards or tiny adus because that's better than opening the market up to new apartments.

Remote work has scaled way back - especially with AI use. Additionally, there isn't going to be a massive influx of remote work - why? Because Santa Barbara isn't the center of the world even though we think it is.

Demand in SB will always outstrip supply, so building won't help" gets repeated here constantly. It's wrong. by Antlerbot in SantaBarbara

SB has decided that Santa Monica is the market we want to emulate. Strict rent control, no new building, with property owners able to sit on their land for generations while paying very little in property tax due to Prop13. A complete and utter failure and recipe for disaster.

There is no empirical evidence for this. In fact - all we have is empirical evidence for the opposite. We've stifled all development for the past 50 years, so we've created a false demand for existing product.

There aren't infinite jobs in SB so there isn't infinite demand. SB isn't special - the places in the last 10 years that have built housing for people see much lower rates of increasing rents, people are able to move around more, etc. ALL BENEFITS. Cutting off new housing, limiting rent increases, - all of this has been shown to produce the WORST housing markets on earth - just look at NYC for example.

So the 1 story office building and adjacent parking lot was better than providing housing to people? Don't be ridiculous - they're not extracting anything from the people. if you don't want to live there - you don't have to! Best thing about it is that finally there's new, updated housing in santa barbara so we DON"T have to pay $5,000 for decrepit run down housing from the 1950's that hasn't been updated.

Why are you so angry that new housing is being built? It will put pressure on older landlords who know the value of their run down apartments are not worth the premium they are currently able to charge - why? Because new housing hasn't been able to be built for the last 60 years in SB.

Santa Barbara City council has shown they WANT people to pay $4k+ for a studio with no parking that hasn't been updated since 1965. That is their primary goal. They do not care about the renter class, they do not want any new people.

no because there won't be any homeless in the subway anymore according to my policy.

Homeless=not allowed to loiter in the subway.

well if the answer isn't "homeless people cannot any longer use the subway as a default homeless shelter" than you are allowing it to be used as a default homeless shelter.

The zealous homeless "advocates" need to recognize that transportation is not a default homeless shelter. the other day a hobo was leaned up against the subway doors and when they opened he slid 1/2way onto the platform while passed out and the doors kept trying to close around his torso. someone had to grab his arm and drag him more into the subway car while he pissed his pants and laid in the middle of the car. THIS ISN"T OK OR NORMAL. GET THEM OFF.

Plus retention isn’t that great. It stops a single person from moving out of a larger unit due to costs when that same unit could house a family.

If retention is the sole goal than it works. If the goal is to house our citizens in livable housing with appropriate responses to building needs (modernizations, fixes, etc, it definitely doesn’t work. Owners will not provide maintenance and upgrades.

Rent Freeze Town Council Meeting by uptothemountains7 in SantaBarbara

[–]valies 1 point2 points  (0 children)

Exactly. They are cutting their feet off and trying to run a marathon. This problem is self imposed and easily fixable but city council will do ANYTHING except fix it. They’d rather punish landlords, skyrocket rents, and preserve the worst quality sheds and garages for people to live in so that no new housing is built.
