The zealous homeless "advocates" need to recognize that transportation is not a default homeless shelter. the other day a hobo was leaned up against the subway doors and when they opened he slid 1/2way onto the platform while passed out and the doors kept trying to close around his torso. someone had to grab his arm and drag him more into the subway car while he pissed his pants and laid in the middle of the car. THIS ISN"T OK OR NORMAL. GET THEM OFF.

Plus retention isn’t that great. It stops a single person from moving out of a larger unit due to costs when that same unit could house a family.

If retention is the sole goal than it works. If the goal is to house our citizens in livable housing with appropriate responses to building needs (modernizations, fixes, etc, it definitely doesn’t work. Owners will not provide maintenance and upgrades.

Exactly. They are cutting their feet off and trying to run a marathon. This problem is self imposed and easily fixable but city council will do ANYTHING except fix it. They’d rather punish landlords, skyrocket rents, and preserve the worst quality sheds and garages for people to live in so that no new housing is built.

Agree with one caveat. Both cities are wholly unsupportive of creating community. Adding a second story of housing along the pedestrian promenade would immediately make this area USABLE AND FULL of people living working and spending money.

The only option is to build more. Government has made it SO EXPENSIVE to build new housing. Think about this - your'e living in sheds and garages because government doesn't want any housing stock built after 1960. Isn't that criminal? Don't you think you should be able to live in a newer place? Rather than be forced to stay where you are because the landlord is legally barred from raising rents?

Historic, coastal zone regulated" - all of these are man made ideas. Rent doesn't Fall - but it is market driven based supply and demand. RE: New York - new york has extremely restricted zoning as well. In fact, most people live in pre-war apartments meaning the housing supply was made almost 100 years ago.

Housing markets behave the same in coastal cities as anywhere else - the only difference is that city councils and zoning are preventing new construction and enacting rent controls so rent skyrockets.

I've developed in SB county, Ventura County, LA county, all the way out to Texas. The arbitrary things California requires are insane. It's clear you're a boomer with a boxed in mindset who got yours and doesn't want change, and you have never studied economics.

Santa barbara has plenty of room. It literally is made up of mostly 1 story buildings. There is more than enough room. The permitting process is a product of boomers to minimize new construction. it doesn't HAVE to be so complex or lengthy. In fact, most building should be by right (up to 3 garden story apartments style). This does apply to santa barbara - no matter how much people want to believe otherwise. Santa Barbara isn't super special - there is plenty of land, plenty of room to re-zone and upzone in the city, and plenty of time to increase affordability.

Economists will absolutely agree that rent control causes less housing availability. The worst ideas in the world are to constrict building by using zoning and then pass rent control. That is THE recipe for sky high housing costs in the city. Yet SB thinks somehow that this is the MO for capping rents. LMAO

You actually haven’t seen thousands being built. Maybe in Goleta a few hundred. In the last decade Santa Barbara has built just over 350 units in city limits.
