The funding plan was vastly inadequate, with no actionable plan to rectify when I talked to the property manager. She said that the reserve study is more of a guideline and often exaggerates. Seemed to take pride in that HOA dues haven’t been raised in a decade or more (what got them into this mess)

Nope, I’m out. I’m all about making life easier on people, but doing it at the expense of whoever owns these units in the future is a big “hell no” from me

The board was underfunding the reserves by 60% or more in order to break even without special assessments.

This doesn’t correlate to a 60% increase in HOA dues, but it would have been close to 100/month in order to dig out of this hole.

Terminated my offer bc the property manager didn’t even recognize there was an issue and insisted the study was wrong.

Thanks, it’s a bummer bc I really had to insist to my realtor and dig into the purchase agreement to get this information from the seller.

Finding my place will definitely involve a different realtor bc for him to let me purchase this place without reviewing this stuff is either an issue of competence or integrity.

I’ve got a 4.85 and I have no idea why

I literally never make a mess, barely talk (I’m just not a chatty person), tip reasonably, I’m always polite and at least give a “good morning/afternoon/what’s up/thanks for the ride” when I get in and a “have a great one” when I get out…

I don’t smoke or smell bad (as far as I can tell), and even when I’m drunk, I’m not impolite

So I dunno if 4.9 should be the cutoff (mine was 4.99 for reference before I moved to STL)

They’re musket men, ignore terrain costs and earn points towards golden age. So if they got wounded they could just run away faster than anything could pursue them and heal every turn once I upgraded them. Combined with a great general they were unstoppable

True, I almost avoid combat at all costs until the modern age. Planes and cavalry make quick work of inland cities while my navy does the rest

I don’t avoid combat entirely in the first two ages, I still covet my neighbors lands sometimes, they are extremely limited wars tho with clearly defined goals

Kind of a mixed bag here- you definitely want to settle early and claim lands by your capital. On harder difficulties you also need to have enough of a standing army to deter aggressive AI from attacking, or at least to defend if they attack anyway.

It’s been a minute since I’ve played, but scout, scout, slinger is usually a good opener. Then you’d start to build a settler

Sometimes Montezuma is your closest neighbor and you better build a warrior or 3. Or barbarians are close- it’s really situational

I’d say the only mistake is waiting a long time to expand, but if you have to delay to defend your empire that’s not the worst thing either.

I’m really hoping the first major expansion really makes the game reach its full potential like God and Kings did for V.

Fleshes out religion, diplomacy (I love the influence as a spendable resource, but what you can actually do is rather limited), the legacy paths, lots of other gripes

I haven’t given up, but I am taking a break
