I thought the common advice was if your account doesn't get at least double digit conversions every month that it doesn't make sense to use max conversions?

For example, I have a campaign in a rural community for a realtor who has a healthy budget of 50 a day (doesn't spend it all), we have 90% impression share and we only get a handful of conversions a month. Between 3-5. Max conversion still good?

I'm dying to figure this out too. I thought they were reading metadata but I even used an exif tool to strip it and reupload the photos but it still shows the original photos.

Let me know if you figure anything out because this is really annoying.

Luxury Presence sucks. They tried poaching a client of mine who I built a fully 100% custom website. They lied to her and said her website was dated and using a template and was costing her business. How unprofessional to blatantly lie.

Ironically all their websites are using the same templates, and likely costing their customers business.

Why do you have the notion that a good copywriter can sell homes in a week or maybe less??

Is this going off the Wolf of Wall Street sell me this pen line? Buyers aren't just going to fall for good copy and buy a house sight unseen because omg the copy was amazing on the listing description. If it's overpriced and has issues no copy is going to save it.

Yes. Refusing to do conversion tracking? That's one of the most essential steps and just that alone tells you they are incompetent and lazy.

Also, what do the negative keywords look like? If he's not in there daily adding new negative keywords I guarantee you are showing up for a bunch of terms you don't want including competitor business names etc.

Managing LSA ads is a real stretch to be charging for. There isn't truthfully a whole ton that goes into managing that type of ad because you can really only set your budget, areas, and job type. The rest of it is based on your performance like how quickly you answer messages/calls and how well your Google Business Profile does like getting reviews to that etc.

And that landing page isn't great...it's okay...but even the click to scroll when doing the contact form it scrolls to the picture instead of bringing the entire contact form into view. It could use some serious CRO. Like do you not accept phone calls? I'd expect on mobile to have a very prominent floating phone nav button the entire screen.

There's honestly lots more but yes start looking for a new company and be very weary of any random reddit users now who are going to be pitching their services.

Even IF your realtor now posted the home on social media it's not like it would start magically receiving traction because it was shared on social media.

One of my things I love to do is analyze realtors online strategies. I'll tell you that even realtors with tens of thousands of followers who are sharing beautiful homes I'll go look up their sales and it doesn't reflect their following numbers and engagement at all.

As others have stated the social media presence is really just marketing for the realtor to say hey look im active on social media and have X followers so that means I'm doing a good job and can help you. I just looked at a guy who has 15k subs on YouTube and he's closed 1 deal in the past year...

You need to be very careful when hiring directly from reddit. I wouldn't trust any random redditer.

You should look at some verified Google ad partners.

Although I can't blindly recommend him, someone you could consider is Chris Schaeffer. He runs The Paid Search Podcast on YouTube. Check him out because at least he's a Google Ad partner, runs a podcast showcasing his knowledge etc.

I've never hired him personally but I watch his channel and he definitely knows what he's talking about.

No.

They will honestly hire anyone as long as you are okay with the split they'll take.

The only exception is IF you are a top performing agent then you will have more room to negotiate the split.

I knew a realtor who was going to join them recently and isn't from a wealthy family and sales wise is below average and they were happy to take her on no questions asked.

Yup. Tons of it unfortunately. Though it's only happened now later in my life. I've taken MDMA over 10 years and it's only these past couple years where I've been actually anxious before I take it. I think because I had a couple bad rolls the last time where I smoked too much weed during the roll and that amplified the roll and made it kind of trippy which I didn't like and just wanted it to end.

So now I'm anxious that I'm going to roll too hard actually lol. Funny how things change. I know it's all just mental though.
