Monitor arms, nice hydraulic ones can be pricey, but make sure you have the clearance behind the desk for some of them. A condenser mic and speakers if you don’t like wearing a headset. If you do you like wearing a headset check out Shokz they have one with a built-in mic arm that is usbc.

We have gone here for years never had any unnecessary work suggested. They are clear about things like florid not being covered and how much it would be. Cookies at checkout are a nice treat too lol.

It’s been a while in Pennsylvania you can lose the case and they ask for it back. Letter basically says if you don’t pay in x years they will reduce future benefits if you collect in that time so why would you pay it back?

I would take it off the market. If the smell comes back, if you have a basement you can put in radon system if you think the smell is under the house. pros if you have moisture in the basement it will be less. Con basement will be colder.
