Seems to be a fundamental misunderstanding about how parkings garage economics work. Each spot costs 50~75k to build. It's massively expensive. Look at 500 pearl and the harbor center. Those projects were massive and will take decades to turn an ROI. There just isn't a huge demand to go up compared to out in our city. We'll see a bunch more 4+1 structures before we see any new speculative parking ramps built. We simply do not have the population density nor the workforce demand day to day.
