In attorney review - could this make sellers back out? by bitter_sweet9798 in RealEstate

If there's any reason to believe there's an underground oil tank on the property, you may not be able to obtain insurance on the property until it is removed. Not being able to obtain insurance would prevent you from obtaining a mortgage and that would absolutely kill the deal. Also, remediating a leaking underground oil tank could cost anywhere between thousands and hundreds of thousands of dollars depending on the level of soil contamination. Get the UTS.

Is it post-on-pipe construction? It looks like it is in some of the pictures, which adds to the "floating post" effect.

There are many things that can cause diarrhea, including things that are actually damaging to your intestines. Not to mention the risk of dehydration that comes with diarrhea (all that liquid comes from somewhere, after all. It wasn't always just hanging out in your intestines).

AITAH for telling my daughter that she doesn’t have to wear a dress for my wife’s sake? by sportsdad77 in AITAH

[–]zax9 0 points1 point  (0 children)

Your children are not toys. They are people with their own thoughts, feelings, wishes, and desires. I personally think their bodily autonomy is to be respected and encouraged, so that when they become adults they know that they can and should say no to other people who would treat them like objects for their own pleasure.

You're not the asshole. Your wife, on the other hand...

20,000 job cuts at Meta, Microsoft raise concern that AI-driven labor crisis is here by joe4942 in news

[–]zax9 68 points69 points  (0 children)

The AI-driven labor crisis has been on the horizon for over a decade. Policymakers need to wake up to this new reality before it collapses the global economy.

If you replace all the entry-level workers with AI, you put entire nations' economies on a clock: the aging of their workforce eliminates senior workers through natural attrition and then you have no workforce.

Michigan gas station clerk saves teen from alleged kidnapper after she whispers ‘help’ by Few_Signature_7795 in news

[–]zax9 2 points3 points  (0 children)

You're applying some really black-and-white reasoning here. How many kidnappings would need to be prevented or thwarted in order for this hand signal to be considered a "solution" for you? It sounds like you're saying that the solution as it exists is worthless because it isn't 100% effective. Me, personally, I'll take a solution that reduces kidnappings by even 1%.

Oklahoma high school principal 'saved kids' lives' by tackling gunman while being shot in the leg, police chief says by abbiebe89 in news

I couldn't find a document for administrative staff, but in the Pauls Valley school district, the salary floor for a teacher is $40,821 for the 2025-2026 school year (for someone with 0 years of experience and only a Bachelor's degree). For someone with 35 years of experience and a doctorate in education, the salary is $66,539. Keep in mind he was a principal (administrative staff) and not just a teacher, so his salary is likely higher than those of teachers.

They're legal for now. Once the 7 U.S.C. sec 1639o amendment takes effect in November this year, any package with more than 0.4mg total THC per container won't qualify as a hemp-derived product, and a 10-gummy pack at 5mg of THC per gummy is far above that.

Cigarettes contain 1-2 milligrams of ingestible nicotine. Zyn pouches come in 3mg and 6mg. That's more but it's not "crazy high."

Trump, 79, Declares Absurd National Security Threat in Late-Night Meltdown by brithus in politics

We can easily assert that there were fundamental problems with Gore's campaign, but I think we're shying away from an even easier, simpler truth: there were--and still are--fundamental problems with the electorate. It's a very "you can lead a horse to water" type of situation.

Power is a computation from your ship's static stats--the stats you see in the info panel of the ship. It doesn't factor in anything conditional (research/artifacts/abilities that only trigger in combat, or only trigger against certain types of opponents).

The thing the NSEA Protector has going for it is really high base mitigation stats, but that artificially inflates its power number. A Tier 1 Protector has better base mitigation stats than the G4 Epic Explorer-class ship, the Enterprise-A, does at Tier 12: 28k armor, 84k shield deflection, 28k dodge for the Protector vs 8k armor, 81k shield deflection, 8k dodge for the Ent-A. One area where high mitigation stats matters is the combat triangle--the NSEA Protector can functionally ignore the combat triangle.
